Andheri’s Luxury Shift: How Redevelopment Is Changing Mumbai’s Premium Housing Market

Redevelopment, improving connectivity and the entry of major developers are pushing Andheri towards larger, premium homes and reshaping its position in Mumbai’s residential market.

Andheri has traditionally been a neighbourhood where connectivity and convenience have mattered most. One of Mumbai’s best-connected suburbs, it has served as a residential catchment for professionals, a commercial hub for businesses and a key gateway to the airport. But the neighbourhood is increasingly acquiring a new identity, that of a premium residential micro-market attracting developers, affluent homebuyers and investors looking beyond Mumbai’s traditional luxury addresses.

The shift is being driven by a combination of connectivity, infrastructure upgrades, redevelopment and the growing scarcity of well-located land across the city. Andheri’s proximity to the airport, BKC, Powai, Goregaon and major road corridors, along with expanding metro connectivity, gives it an advantage that newer peripheral locations often lack. For luxury homebuyers, it offers access to established business and lifestyle hubs without the price premium associated with some of Mumbai’s most established luxury neighbourhoods.

The changing profile of the locality is increasingly visible in its residential supply. A lot of new residences are now being developed here, with older properties being converted to bigger houses and well-managed projects. Newer homes are also being introduced at higher price points, so it’s obvious that buyers in the area are willing to pay for more of a premium product and move towards the luxury segment.

The entry and expansion of large national developers have further strengthened this trend. Realty major DLF’s launch of The Westpark marked its entry into Mumbai’s residential market and demonstrated the appetite for large-format, premium housing in the western suburbs. Other established players, including Oberoi Realty, Godrej Properties, Kalpataru and Runwal, have also been active across Mumbai’s western and central suburban markets, reflecting the broader shift towards premiumisation and redevelopment-led growth.

Aakash Ohri, MD & CBO, DLF, says that Mumbai holds a special place in their plans. “It is a market we see as both strategic and long-term, and one where we believe there is a strong appreciation for the quality, design and attention to detail that have always been central to our approach to residential development. We are also seeing growing interest in established locations such as Andheri, where connectivity and access to key business and lifestyle hubs continue to underpin demand for premium housing. We believe this part of the city will remain an important focus for us as we deepen our presence in Mumbai,” he adds.

The significance of this transition extends beyond individual projects. Developers are increasingly looking at established suburban locations where infrastructure and demand already exist, but where redevelopment can unlock larger and more contemporary residential formats. This is particularly relevant in Mumbai, where the availability of large greenfield land parcels within established urban areas remains limited.

Samir Jasuja, Founder and CEO, PropEquity, says, “As Mumbai confronts the pressing need to replace thousands of ageing cessed structures and unlock the substantial land value embedded within them, redevelopment is poised to become a defining force in the city’s next phase of urban transformation. Andheri has witnessed a sharp acceleration in redevelopment activity, with annual supply rising 4.5x from ~400 units in 2020 to ~1,850 units in 2025, while the number of projects increased 3.5x.”

“Launch area has expanded even faster - 5.6x to ~1.7 million square feet in 2025 -  signalling accelerating developer confidence and significant premium housing potential. As demand shifts toward larger, amenity-rich and experience-led homes, well-located redevelopment projects can command a premium by unlocking scarce land more efficiently - positioning Andheri for sustained residential growth and value creation,” he adds.

A key advantage for Andheri is that its transformation is taking place on top of an already mature urban ecosystem. The locality has established schools, hospitals, retail destinations, hotels, entertainment options and commercial centres, reducing the dependence on future infrastructure that is characteristic of emerging residential corridors. Its accessibility to BKC and the airport also makes it particularly relevant for senior professionals, entrepreneurs and high-income families.

Redevelopment may continue to be a major driving force. The evolution is also widening the profile of residential offerings. Alongside conventional ownership housing, professionally managed and rental-led formats are gaining relevance among younger professionals and mobile urban households. This could gradually reinforce Andheri’s position as a mixed-use, high-value urban destination rather than simply a traditional suburban residential market.

Jasuja says, “Andheri’s transformation into a premium residential hotspot is anchored by continuous infrastructure upgrades (integrating suburban rail with Metro Lines 1, 2A, 3 (Aqua), and 7, alongside the planned airport extension and the Bandra–Versova Sea Link - significantly enhancing connectivity to Mumbai’s key employment, commercial and lifestyle hubs) and a major wave of redevelopment. Luxury housing in Andheri has surged significantly, with launches above Rs 3 crore expanding more than 10x between 2020 and 2025 to reach 1,800 units, with luxury’s share rising from ~17 per cent to ~49 per cent during the same period. Buyer preferences are also evolving beyond location and carpet area. Today’s luxury buyer is seeking larger, better-designed homes, curated amenities, privacy, wellness and a stronger overall lifestyle proposition.”

The broader Mumbai Metropolitan Region is undergoing a similar transformation, with locations such as Goregaon, Chembur, Wadala and parts of Navi Mumbai benefiting from improved connectivity and infrastructure. Yet Andheri’s combination of established infrastructure, employment access and redevelopment potential gives it a distinctive advantage.

Its emergence as a luxury residential destination, therefore, is less about replacing Mumbai’s traditional luxury markets and more about expanding the geography of premium living. As developers bring better-quality projects into established suburban locations and buyers increasingly prioritise connectivity and convenience alongside an address, Andheri could become one of the western suburbs’ most important luxury residential micro-markets.
