The Delhi Development Authority has made a significant push towards affordable housing in Delhi by rolling out a fresh opportunity for aspirational homebuyers. Under this, homebuyers are presented flats at a 25 per cent rebate under its latest housing initiative. This scheme is part of a broader Nagrik Awas Yojana 2026. The applications for this scheme will be available from March, 27 2026, as per a report by Hindustan Times. This scheme focuses on buyers from different income segments.
The move is expected to lure in a wide range of applicants, especially from first-time buyers who struggle with buying a home due to high prices and availability challenges. By offering this 25 per cent rebate through a very simple application process, DDA is aiming to revive the affordable housing segments while clearing its leftover inventory from the previous schemes.
There are 1,700 flats that are made available across different categories of economically weaker sections (EWS), low-income groups (LIG), middle-income group (MIG) and high-income group (HIG). These flats are located in Narela, and a few are in Siraspur.
The price breakdown is as follows,
Economically weaker sections: Starting at Rs 9.6 lakh
Low-income group: Rs 11.5 lakh to Rs 15 lakh
Middle Income Groups: Rs 66 lakh to Rs 82 lakh
High Income Groups: Rs 95 lakh to over Rs 1 crore
These flats are made available on a first-come, first-served basis, which replaces the traditional lottery system. This ensures that the applicants who complete the booking process early get a better chance of securing housing. The process of application and booking is made online through DDA’s official portal, which makes it more accessible and transparent for the buyers.
To apply, interested buyers must pay a non-refundable fee of Rs 2,500. Once they are registered, they can select the flat of their choice and follow up by paying the booking amount.
This scheme received a negative response from those who had registered themselves under the Karmayogi Awas Yojana, as most of the features under both schemes are similar. The location, pricing, and specifics of the property. The pricing of the Karmayogi Awas Yojana was slightly higher.
DDA officials responded to this, in a report by the Times of India, that the flats offered in the Nagrik Awas Yojana are being sold at a cheaper rate due to the benefit of depreciation. The flats available under Karmayogi Awas Yojana are newly constructed, hence, have a higher price.
