The next turning point is the construction of the Dwarka Expressway, made even more evident by the planned 4.20-km signal-free elevated expressway on the Southern Peripheral Road (SPR), linking Vatika Chowk to NH-48. Given the reduced travel time from 45 minutes to 15 minutes, which will be facilitated by bypassing traffic bottlenecks, such as Rajiv Chowk and Subhash Chowk, all sectors along the Dwarka Expressway will benefit greatly.

It is signal-free and connects Delhi to west Gurugram in one stretch. The metro line project has also picked up good pace and is going to be another mode of mass commute, eliminating the usage of private vehicles. The surrounding areas have well-planned roads, green belts, and access to top-notch social amenities, such as renowned educational institutions, healthcare facilities, and shopping centres.

A Corridor That Has Come of Age

What sets Dwarka Expressway apart from other corridors is the scale and quality of developer commitment it has attracted. Projects by nationally-recognised developers have transformed stretches that were once open land into cohesive residential communities. This is not speculative development. The corridor also offers excellent possibilities in terms of leasing because of its location near corporate zones and Delhi, which means consistent occupancy levels and good yield rates for investors. With the improvement in accessibility, the trend towards developing well-planned, luxurious yet sustainable developments is gaining momentum, and several such projects feature ultra-luxurious dwellings that boast impressive architecture and landscaping along with state-of-the-art facilities.

He added that this is expected to further improve liveability factors and investment potential of sectors located along the expressway. “We are truly looking at a mature urban ecosystem evolving around us, backed by both robust physical as well as social infrastructure.
