Gurugram’s Luxury Housing Map Expands Beyond Established Strongholds

The luxury housing map of Gurugram is getting larger. Areas that were once considered peripheral to the city's established residential strongholds are now being evaluated alongside them, particularly by buyers looking for projects with better connectivity, larger formats, and a more contemporary residential environment. Dwarka Expressway is the clearest example, but the shift extends to Golf Course Extension Road, SPR, New Gurugram, and the Sohna belt as well.

The shift is also visible in the price movement across newer corridors. As per Magicbrick’s Q2 2026 report, the average price of apartments on Dwarka Expressway has increased to Rs 14,661 per sq ft as compared to the price range of Rs 12,525 per sq ft in 2024. The appreciation highlights the rising demand for the corridor and how it has developed as an emerging alternative to becoming an established part of Gurugram's residential market. JLL's Q2 2026 data also identifies Dwarka Expressway, Golf Course Extension Road, New Gurugram and Manesar among the city's key residential demand locations.

“Luxury housing in Gurugram is no longer defined by a small set of established addresses. Buyers today are looking at the complete proposition, including the quality of the project, connectivity, surrounding infrastructure and the kind of neighbourhood that is taking shape. The sustained movement in values across corridors such as Dwarka Expressway reflects how buyer perception has changed. These locations are increasingly being evaluated for what they offer today, rather than only for what they may become tomorrow. The expanding choice is itself a sign of how much the city's residential geography has changed,” says Amit Modi, Director, County Group.

Today's luxury buyer is looking beyond the apartment itself. “The planning of the project, the amount of open space, privacy, amenities and the overall living environment matter considerably. Newer micro-markets have an advantage here because projects can be planned at a larger scale and with a more contemporary understanding of luxury. This is giving buyers another reason to consider locations beyond the traditional luxury belt,” says Gurpal Singh Chawla, Managing Director, TREVOC Group.

The change is visible across different parts of the city, although each micro-market has its own character. Golf Course Extension Road and SPR have benefited from their proximity to established residential and commercial areas. New Gurugram offers scale and a large development pipeline, while Sohna and Sohna Road have gained from the continued southward expansion of the city. Dwarka Expressway, meanwhile, has developed a distinct proposition around Delhi and airport connectivity.

“Micro-markets in Gurugram are no longer being assessed based only on their current surroundings. Buyers are increasingly looking at what the location is becoming. Connectivity, new commercial development, social infrastructure and the quality of projects coming up together influence that decision. This is creating a wider set of viable locations for luxury housing and allowing buyers to compare established markets with newer corridors on a much more informed basis,” says Mohit Gawri, Vice President, Rise Infraventures Limited.

Developers believe Gurugram’s next phase of luxury housing will be shaped by the strength of the ecosystem around a residential project.

“While a strong address continues to matter, connectivity, commercial activity, and the evolution of the wider neighbourhood are becoming equally important in shaping how a location is perceived. This is creating credible new alternatives within the city and expanding the scope of luxury housing,” says Saurab Saharan, Group Managing Director, HCBS Developments Ltd.

The nature of the product has changed along with the geography. Larger homes, greater privacy, extensive landscaped spaces, and amenity-led developments have become increasingly important in the higher end of the market. Infrastructure development is an important part of this shift. Improving connectivity is allowing newer locations to compete not only on the reputation of the address but also on the quality, scale, and overall experience of the residential offering.
