Housing sales across eight major cities fell 2 per cent year-on-year during the January-March quarter of 2026, reflecting softer demand and limited fresh supply in the affordable housing segment, according to a report by PropTiger. The report, titled Real INSIGHT – Residential Q1 2026, covered Ahmedabad, Bengaluru, Chennai, Delhi-NCR, Hyderabad, Kolkata, Mumbai Metropolitan Region (MMR) and Pune.

According to the report, housing sales declined to 95,973 units in the January-March 2026 period from 98,095 units in the corresponding quarter last year. New housing supply remained nearly unchanged at 93,065 units compared to 93,144 units a year ago.

Bengaluru Records Strongest Growth

Among the eight cities, Bengaluru reported the highest annual growth in housing sales. Residential property sales in the city rose 33 per cent to 15,603 units during the quarter, compared to 11,731 units in the year-ago period.

Chennai also witnessed strong growth, with sales increasing to 6,841 units from 4,774 units. Hyderabad recorded a 25 per cent rise in sales to 13,297 units from 10,647 units. Delhi-NCR registered an 11 per cent increase in housing sales, reaching 9,447 units during the quarter.

The report noted that Bengaluru maintained a balance between new launches and sales absorption. Fresh supply in the city stood at 15,806 units during the quarter, almost matching the number of homes sold.

MMR, Pune And Kolkata See Decline

Housing sales weakened in several western and eastern markets during the quarter.

Sales in Mumbai Metropolitan Region, which includes Mumbai, Navi Mumbai and Thane, fell 15 per cent to 26,116 units from 30,705 units in the same period last year. Pune saw a sharper decline of 21 per cent, with sales dropping to 13,565 units from 17,228 units.

Kolkata recorded a 24 per cent fall in residential sales to 2,883 units, while Ahmedabad witnessed a 23 per cent decline to 8,221 units during the quarter.

Prices Continue To Rise Across Cities

All eight major cities recorded year-on-year price appreciation despite slower sales in some markets. It added that unsold inventory levels remained broadly balanced as new launches stayed close to actual sales absorption.

The residential market is witnessing more measured growth, with demand supported by end-users and controlled inventory levels rather than speculative buying, noted the report.

Bengaluru continues to experience steady housing demand due to employment growth linked to Global Capability Centres (GICs) and startups. Demand for plotted developments in the city also remained firm during the quarter.

Ahmedabad remained relatively affordable compared to several other major urban centres despite the decline in quarterly sales.
