The senior living market in India is projected to reach $11.43 billion by 2031, driven by a growing elderly population, rising demand for specialised housing, and increasing interest from real estate developers and institutional investors, according to Square Yard’s Senior Living Report 2026.

The report highlights senior living as an emerging growth opportunity for India’s real estate sector, especially at a time when affordability remains a point of concern, and rising property prices moderate housing demand.

The report says that India’s changing demographics are creating demand for residential communities designed for older adults. The population aged 60 and above is projected to increase from 143 million in 2021 to nearly 230 million by 2036. As there’s an increase in life expectancy, urbanisation and changing family structures, there’s a change in retirement and caregiving needs.

Consequently, housing solutions that combine accessibility, security, healthcare access and social engagement are gaining relevance.

According to the report, senior living is evolving beyond traditional retirement homes towards integrated residential ecosystems that are offering independent living, assisted care, wellness facilities and support with everyday activities.

Tier-2 Cities Emerge as Growth Destinations

The report identifies tier-2 and tier-3 cities as important markets for future senior living development. Lower land and construction costs, affordable living, larger land parcels, and improving healthcare infrastructure make these locations much more attractive for seniors.

Coimbatore, Tirupati, Haridwar, Varanasi and Ayodhya are among the emerging destinations that are supported by healthcare, connectivity, tourism and lifestyle advantages.

The report says that the Tier-1 markets of Bengaluru, Hyderabad, Pune and Chennai will continue to attract demand due to their healthcare ecosystems, higher household incomes and existing senior housing supply. Hyderabad is identified as having the highest projected compound annual growth rate (CAGR) among the markets assessed through 2031.

Healthcare and Wellness Take Centre Stage

The report says that healthcare integration and wellness amenities are the major focus areas in senior living projects.

Senior-friendly design, physiotherapy rooms, and round-the-clock services were the attractive points for senior buyers, which developers are catering to.

The report added that there’s much potential to combine conventional medical services with preventative healthcare, rehabilitation, and wellness practices. It, however, added that irrespective of growth, this sector faces challenges, including affordability constraints, limited awareness, and gaps in trained caregiving.
