The Maharashtra Real Estate Regulatory Authority has recently shared data about the momentum that peaked in the residential housing sector. The MahaRERA body had approved 10,379 residential projects in the financial year of 2025-26. The scale of approvals reflects the regulatory efficiency and the developer activity across the state’s prime urban developments.

At the core, the approvals are segmented across three categories: project registrations, corrections to existing approvals and extensions to the timelines. In the timeframe, 4,204 fresh projects were registered, 2,488 corrections were made to the existing approvals, and 3,687 extensions to the timeline were made. This data highlights an important reality of the real estate sector, that it is not just about new launches but also about correction course and completion management.

Under the Real Estate (Regulation and Development) Act, 2016, developers were mandated to seek approval for any modifications made in the project plans or timelines that need updation. MahaRERA’s active pressure on corrections and extensions indicates a tighter compliance enforcement. What this means for homebuyers is that when the projects that don’t adhere to the norms are classified as lapsed, it leads to delays and financial uncertainty. This ensures a tight scrutiny over legal parameters and how the regulatory body is balancing accountability from the developers with growth. This is an essential factor in restoring the buyer's confidence.

City-Wise Distribution Of Projects

The data reveals a dominance of two cities, Mumbai Metropolitan Region (MMR), with 5,494 projects. Followed by Pune with 3,566 projects. These two cities have accounted for nearly 88 per cent of all the approvals. The MMR region continues to dominate the city’s real estate landscape due to the dense urbanisation, infrastructure upgrades, and a strong housing demand in the mid-income segment and premium segments. Pune dominates due to the region’s growth in IT, industrial expansion and affordable housing options.

This is followed by Thane and Mumbai Suburbs district, with 1,714 projects and 1,696 project approvals in the city, respectively.

The high rate of approvals points to broader trends, such as urban concentration being strong, peripheral growth accelerating, and regulations being tightened. The real estate activity continues to cluster around the major economic and employment hubs.

The MahaRERA’s approval of over 10,000 projects in FY26 is not just a volume milestone; it reflects an ecosystem that is maturing in regulation implementation. While Pune and MMR continue to dominate the markets, peripheral districts are also being included in the growth cycle now.
