The Maharashtra Housing and Area Development Authority’s latest April 2026 lottery has received significant interest, with over 30,000 applications for a humble number of 2,640 homes in Mumbai. This highlights how the city’s housing demand and supply have been inversely proportional. At the core of the scheme is the intent to provide homeownership to those who don’t find the realty price bracket suiting their budget. This makes the scheme relevant for buyers across income segments, be it the economically weaker sections or high-income groups.
The costliest apartment put up by MHADA is in the Tardeo area of South Mumbai, under the High-Income group. The estimates shared for these segments in a report by Hindustan Times are around Rs 6.82 crore. Whereas the most affordable offering is of Rs 29 lakh for the economically weaker sections and lower-income groups.
This diversification of properties for people from all segments of society is an indication to the lotteries inclusive setting that caters to all economic groups. The offerings under this scheme also offer housing in different areas of Mumbai, such as Dadar, Wadala, Borivali and South Mumbai. The inclusion of these multiple micro-markets also enhances the scheme's appeal. Buyers also get a fair chance to pick and inspect the housings they choose.

The lottery opened the applications on March 30, 2026, and will be accepting applications for almost a month. The final draw is scheduled for May 15, 2026. This computerised draw system ensures transparency and fairness in the allotment system, which is the hallmark of MHADA's housing initiatives.
This lottery provides a fresh opportunity for families who were unable to secure homes in the previous draw, where the demand had far exceeded the supply.
MHADA’s continued effort to roll out housing schemes indicates the long-term strategy to increase the opportunities in the affordable housing inventory. In addition to being a helping hand in converting homebuyers' dreams into successful homeownership, MHADA plays a crucial role in urban development by redeveloping old buildings and improving the living conditions for many families.
MHADA has advised homebuyers wanting to take part in the draw to track the updates shared by the authority to ensure a faster and safer approach to homebuying.
