MHADA Pune Lottery 2026: Rs 65.50 Lakh Flat Is Costliest Unit Offered In Tathawade Phase-II

The Maharashtra Housing and Area Development Authority (MHADA) has launched a second sale process for 634 unsold flats under the Tathawade Phase-II housing scheme in Pune. As per the official circular by MHADA, the flat prices go up to Rs 65.50 lakh. This is the highest-priced unit in the Middle Income Group (MIG) category. This also makes it the costliest flat made available under the MHADA housing draw. The second advertisement covers the 634 flats located in Mouje Tathawade, Pune. Out of which, 633 are flats under the Middle Income Group (MIG) category. MHADA had fixed the price of the LIG flat between Rs 46 lakh and Rs 47 lakh, while the MIG flats are priced from Rs 64.50 lakh to Rs 65.50 lakh.

At Rs 65.50 lakh, the most expensive MIG unit is Rs 19.5 lakh costlier than the maximum-priced LIG flat, which is at Rs 46 lakh. The MIG homes are also offering larger built-up areas. As per MHADA, the flats range in size from 89.15 square metres to 91.18 square metres. The LIG flats have a built-up area within the range of 75.96 square metres to 77.99 square metres. This means buyers paying the top price of Rs 65.50 lakh are being offered a home of nearly 981 square feet.

Why Is This Unit Standing Out?

This unit is particularly standing out, as MHADA is generally associated with affordable and comparatively lower-cost housing schemes and offers. Within this Tathawade Phase-II offering, the Rs 65.50 lakh ceiling represents the highest price among the flats that are made available. The cost is also associated with several project-level amenities. Every flat is dedicated to a four-wheeler parking space, while the overall society provides amenities like a swimming pool, clubhouse, indoor games, a children’s play area and an open gym as per the circular. The project additionally includes a solar power system and EV charging stations.

Why Are These Flats Offered Again?

The Tathwade Phase-II scheme was initially advertised in April 2026 for 792 flats. Out of these, 24 were LIG and 768 were MIG units. MHADA had received 438 applications for the LIG homes and 304 for the MIG units. By the end of the allotment process, only one LIG flat and 633 MIG flats were left over. The latest sale process puts the spotlight on the Rs 65.50 lakh MIG category, which represents the upper end of MHADA’s pricing in this offering.
