Mumbai’s luxury housing market is dominated by homes priced between Rs 5 crore and Rs 10 crore, even as transactions in the ultra-luxury segment account for a disproportionately large share of total sales value. Data for the first half of FY27 shows that the city’s high-value housing market is spread across distinct price segments. The Rs 5 crore to Rs 10 crore segment is leading in the number of homes that are sold. According to the Luxury Real Estate Market Decoded, a report by Lighthouse Luxury and Zapkey based on Maharashtra property registration records, 2,212 homes that are priced between Rs 5 crore and Rs 10 crore were registered in the Mumbai region between April and September 2026. The total transactions were worth a combined Rs 14,845 crore. This makes this the largest prices segment by both; number of homes that are sold and the total transaction value.
The report highlights that residential properties were registered at prices of Rs 5 crore and above during the six-month period. Across all price brackets, 3,145 homes were sold for a combined Rs 32,623 crore. The average ticket size was Rs 10.4 crore.
The Rs 5 crore to Rs 10 crore bracket has accounted for nearly 70.3 per cent of all homes that are covered by the report. Its dominance becomes clear when it is compared with higher price segments. The Rs 10 crore to Rs 20 crore category has recorded 703 homes that are worth Rs 9,399 crore, while 201 homes priced between Rs 20 crore and Rs 50 crore generated Rs 5,842 crore in transaction value. Whereas 29 homes priced at Rs 50 crore and above were sold for a combined transaction value of Rs 2,536 crore.
These numbers show how the number of transactions falls as property prices continue to rise. While the Rs 5 crore to Rs 10 crore category has recorded more than 2,200 sales, the Rs 50 crore and plus segment had accounted for less than 30. The average prices also rose sharply across all brackets. Homes in the Rs 5 crore to Rs 10 crore segment had an average price of Rs 6.7 crore, whereas the Rs 10 crore to Rs 20 crore segment averaged Rs 13.4 crore, and the Rs 20 crore to Rs 50 crore category averaged Rs 29.1 crore.
Mumbai’s luxury housing market cannot be understood just through its most expensive transactions. The data in the report shows two distinctions: homes priced between Rs 5 crore and Rs 10 crore dominate the number of sales, while properties above Rs 20 crore contribute a much larger share of transaction value relative to their volume.
For developers, investors and homebuyers, this difference matters when they are assessing the scale and composition of the market. Transaction counts indicate where most registered sales occur, while total value highlights the financial weight of higher-ticket deals.
