The Indian residential real estate market is undergoing a transformation, which is driven by changing buyer aspirations rather than just affordability. Millennials have become the largest home-buying demographic, as per reports by CBRE India Residential Market Outlook 2026. The report also highlights how this segment is opting for gated community living rather than standalone homes. This can be attributed to the qualities of the provided security, convenience, lifestyle amenities, and long-term value they add. The findings reinforce this pattern.

As per the research, the residential market had entered a phase of equilibrium, with a record high in housing sales and new launches. More importantly, buyer preferences have shifted towards larger homes and premium living environments, resulting in the high-end housing segment growing significantly. This segment witnessed a growth share of 27 per cent in Indian real estate in the first quarter of the year. This reflects a growing and strong demand for an upgraded lifestyle rather than just ownership.

For millennials, a home is not just a physical asset; it is an extension of their lifestyle. Gated communities offer integrated amenities such as clubhouses, fitness centres, landscaped open spaces, and sports facilities, with many more such features. These developments offer professional maintenance, uninterrupted utility services and enhanced security through gated access. These features make this segment attractive to this generation.

“Millennials are redefining what home means. For this generation, a home is not just a private address; it is an identity, a social infrastructure, and a lifestyle statement all at once. They are not buying square footage; they are buying into a community that mirrors their values and ambitions. The shift from standalone homes to curated living communities reflects something deeper than a real estate trend. It is a generational realignment of priorities, where shared amenities, co-working spaces, wellness zones, and a sense of belonging carry as much weight as the unit itself,” says Amit Agarwal, Director, Karyan Group.

The report noted that demand for premium and luxury housing grew by more than 30 per cent in the previous year; this surge reflects increasing consumer preference for well-planned communities offering superior designs and well-curated living experiences.

Affordability is changing as well, while property prices are expected to witness moderate appreciation, CBRE projects that household incomes are expected to rise by 8 per cent to 10 per cent in 2026. Millennials are increasingly opting for homes that are loaded with amenities and are located near townships of business districts, metro networks, and social infrastructure. Combined with lower interest rates and favourable policy measures, it is expected that affordability pressures can be cushioned to upgrade to such homes.

“For millennials, owning a home today is much more than owning four walls. When I compared other standalone properties with our property, the choice was pretty clear. I realised that the convenience of having wellness amenities or landscaped open spaces, community events, or strong security, all within one integrated environment, is much more valuable. Another factor was the sense of belonging that comes from living among a like-minded community of residents. In fast-paced urban living, gated communities offer a balance of comfort, convenience, and social connection that standalone homes often struggle to provide. This shift towards gated societies reflects the evolution of the Indian housing market. As CBRE states, the residential segment is witnessing a flight-to-quality phase. Aspirational buyers emphasise lifestyle, infrastructure, and long-term value, instead of buying a home just as an asset.
