A new trend is quietly taking shape in India's luxury housing sector. While wealthy domestic buyers continue to fuel demand, developers are seeing a growing number of enquiries from Non-Resident Indians (NRIs), especially professionals living in Singapore and other Southeast Asian countries.

The profile of the NRI buyer is changing too. Earlier, many overseas Indians bought homes in India for their parents, future retirement or emotional reasons. Today, a growing number are investing with a clear financial objective. Luxury homes are increasingly being seen as long-term assets that can generate capital appreciation, rental income and portfolio diversification, rather than simply serving as family residences.

Premium homes have held up well even as sales have slowed in a number of other segments in India’s housing market. Properties priced at over Rs 1 crore now command majority share of the value of residential sales across major cities, signalling buyers’ tilt towards luxury homes. This trend is backed by stable demand for luxury homes too, as per research from Knight Frank, CBRE and ANAROCK. Other factors such as rising household incomes, improving infrastructure and faith in the country’s long-term growth potential despite global headwinds also support growth in the luxury residential segment.

Why Singapore-Based NRIs Are Turning to India

Singapore continues to be one of India’s strongest trade partners and the largest contributor to India’s foreign direct investment (FDI). The city state is also host to a large Indian community comprised of many professionals in fields such as finance, technology, healthcare and employees of multinational corporations.

Investing in real estate in India is slowly becoming less about emotion and more about financial decision for these Singapore-based NRIs. With India expected to remain one of the world's fastest-growing major economies, luxury property offers them a way to participate in that growth while owning a tangible asset that has the potential to appreciate over time.

Compared to mature global property markets, premium residential developments in India continue to offer attractive value, larger living spaces and stronger long-term appreciation potential.

India continues to add high-net-worth individuals at one of the fastest rates globally. Simultaneously, expanding Global Capability Centres (GCCs), multinational investments, infrastructure development and rising urban incomes are creating sustained demand for premium housing across multiple cities.

Rather than being concentrated in one market, this demand is now visible across the Mumbai Metropolitan Region (MMR), Delhi-NCR, Bengaluru, Hyderabad, Pune and Chennai, with each city benefiting from its own economic strengths and infrastructure pipeline.

"Luxury housing performs best when it is backed by genuine wealth creation. Cities that generate employment, attract global businesses and continue investing in infrastructure naturally create stronger residential markets. Buyers today are looking beyond location alone. They want confidence that the city's economy, connectivity and quality of life will continue improving over the next decade," says Garg.

Buyer expectations have also evolved significantly.

“Today's affluent homebuyers are placing greater emphasis on sustainable construction, low-density developments, wellness amenities, smart-home technologies and professionally managed communities. Larger homes continue to remain attractive, but the emphasis is increasingly on quality of living rather than visible luxury,” he adds.

This is influencing how premium communities are being planned. "Luxury is no longer defined simply by the size of the residence or an exclusive address. Buyers are asking about engineering quality, sustainability, water management, energy efficiency, open spaces and long-term maintenance. They want homes that will remain relevant and valuable for decades. That is encouraging developers to focus on creating enduring assets rather than just premium products," says Garg.

One noticeable trend among Singapore-based NRIs is their disciplined investment approach.

Developers say overseas buyers typically spend more time evaluating projects, comparing developers and assessing neighbourhood growth before making a purchase. Infrastructure projects, proximity to employment centres, governance standards and community planning often weigh as heavily as pricing. “This investment discipline is gradually influencing the broader luxury housing market in India, encouraging greater transparency, better design standards and higher execution quality,” says Garg.

India's luxury residential market appears well positioned for long-term growth. Rising household wealth, continued urbanisation, infrastructure investments and increasing global mobility are expanding the base of premium homebuyers. At the same time, overseas Indians are bringing global investment perspectives that are helping reshape expectations from luxury housing.

Garg believes this is a positive development for the sector. "The next phase of India's luxury housing market will be defined by quality rather than quantity. Buyers are becoming more discerning and developers will increasingly compete on execution, trust and long-term value creation. As more globally exposed investors participate in the market, India's premium housing sector will continue to evolve into a far more mature and resilient asset class," he says.

For investors, the message is clear: Luxury homes are no longer just about lifestyle and prestige considerations. They also represent a sound investment decision. Industry experts predict sound long-term fundamentals as well as enhanced confidence from one of the most sophisticated pools of NRI investors in the world.
