And if you have already been planning to buy, the festive season can be a good time to take that step. The key is to enjoy the offers without letting the excitement make the decision for you.

Start With The Life You Want, Not Just The House You Like

Before getting into square feet, amenities and glossy brochures, think about how you want to live in the home.

“Look at the location, commute, neighbourhood, connectivity, schools, hospitals, everyday conveniences and how well the area fits your plans for the coming years. Look Beyond The Sample Flat

A sample flat has one job: to make you fall in love.

And it is very good at it.

But before making a decision, visit the actual property and look at things that don't usually make it into the brochure. Check the view, natural light, ventilation, noise levels, approach roads, parking and the surrounding neighbourhood.

If possible, visit at different times of the day. Your future home should work for you at 8 AM on a Monday as well as it does during a Sunday property visit.

Don't stop at the advertised property price. Factor in registration and stamp duty, maintenance deposits, parking, interiors, home loan-related costs and other applicable charges.

“It is also worth deciding your comfortable EMI range before you start looking. This helps you compare homes based on what actually works for you rather than getting carried away by what looks affordable at first glance. You can use a home loan calculator to check the EMI,” advises Garg.

Festive Offers Can Be Useful, Just Read The Fine Print

Festive offers can make the home-buying experience more attractive, but not every offer works in exactly the same way. Before celebrating a big number on a banner, understand what it actually means for your purchase.

‘Save up to Rs X lakh’: Find out what the maximum benefit applies to and whether the property you are considering qualifies.

The savings may not be the same for everyone. Much depends on the flat you pick, its layout and the terms of the offer.

‘Free parking’ or ‘free interiors’: A builder may promise free parking or interiors, but don’t take the offer at face value. Ask what you will actually get and check whether it is written into the agreement.

Are there conditions? What would you have paid otherwise? A freebie is most useful when you know its actual value.

‘Festive price valid for a limited period’: A genuine time-bound offer can be worth considering, but don't let a deadline stop you from doing the basic checks. You should still have enough information to make a confident decision.

A discount that looks unusually large: Don't just compare the discount. Compare the final payable price across similar properties and understand what is included. Sometimes the most attractive offer is not necessarily the one that gives you the best overall value.

“Once you have shortlisted a home, make sure the necessary property documents, approvals, title details and other relevant records are in order. For applicable projects, check the registration and project details with the relevant real estate regulatory authority,” says Garg.
