Jewar Airport Launch Set To Accelerate Noida Realty Boom Amid Surging Prices

Noida has been perceived as Delhi’s affordable overspill for a long time - a satellite town where buyers move when faced with increasing prices of the capital. The real estate prices along the Yamuna Expressway corridor have increased by nearly 3x for apartments and around 1.5x for plots over the past five years, with certain micro-markets recording growth as high as 5x. Citing reasons such as an increase in infrastructure activity, enhanced livability, and employment opportunities, the report forecasts prices to rise further by 28 per cent and 22 per cent for plots and apartments, respectively, over the next two years.

Developers active in the region are even pricing projects based on anticipated demand that will materialise as a result of the airport in future years. Thus, price appreciation of properties is certain and hence contributing to the positioning of Noida and Greater Noida as a new global destination of luxury.

The strategic location of the Jewar International Airport has positioned it as an aerotropolis. According to the Square Yards report, the Noida International Airport promises to be a game changer. It has the potential to become an emerging strategic development ecosystem that can redefine the growth story of NCR. The speed at which infrastructure projects are delivered, industries expand and spatial planning done would set the course of development.

Early trends suggest that these factors are converging. In the next 3 years, investors are expected to take the lead, resulting in a surge of plotted developments and early-stage residential projects, particularly along the corridor itself. The existing solid connectivity makes this growth unsurprising. Sectors 18 and 20 are likely to experience the most activity due to their advantageous locations and readiness for development, whereas sectors 1 - 5 will remain affordable.

“Over the medium term (3 to 7 years), the establishment of industrial and logistics hubs is anticipated to drive employment growth and shift end-user demand. Residential absorption, especially in apartment formats, is likely to increase, with the mid-income and premium segments gaining momentum. This growth will be supported by improvements in physical and social infrastructure, including education, healthcare, and road networks,” the report says.

In the long term (7 to 15 years), the corridor is projected to evolve into an integrated aerotropolis, characterised by the co-location of residential, commercial, industrial, and institutional assets.
