Celebrity couple, Anushka Sharma and Virat Kohli, have bought around 5.1 acres of land in Alibaug, a town near Mumbai, for Rs. 37.86 crore, a report by Mint said. The actor-cricketer couple bought the plot of land in Zirad village, which was registered on January 13.

For the purchase, the couple paid around Rs. 2.27 crore on stamp duty, with Kohli’s brother Vikas Kohli completing the transaction formalities on their behalf. The plot of land was bought from Amit Rajput, a director at Samira Land Assets Pvt. Ltd.

This is not the first investment of the couple in real estate in Alibaug. The couple had bought nearly eight acres of land via two separate buys for Rs. 19.24 crore in 2022. These lands were bought from real estate developer Samira Habitats. On this land, the couple has since built a luxury vacation home.

Luxury Housing in Alibaug

Samira Land Assets and Samira Habitats, which are part of the same group, have extensive real estate and land projects in Alibaug. Alibaug, in recent years, has seen a surge in budding luxury properties. This has also led to development in infrastructure and facilities in the area. Branded residences and high-end hotels are also increasingly targeting buyers beyond business tycoons and celebrities.

Alibaug, which was once known for having secluded villas owned by the elites of south Mumbai, with many such properties dating back to the 1990s, have turned more mainstream. Several luxury gated communities have come up in the locality, which aim for both people looking to invest in real estate as well as those looking to stay at these locations.

Alibaug, just a 2-hour ride from Mumbai, has emerged as an option for luxury properties, seen along with a surge in real estate demand in the Mumbai Metropolitan region. Demand for second luxury homes has also surged, with nearly a 43 per cent jump in demand seen in the Mumbai Metropolitan Region. A-grade developers based in Mumbai have stepped up projects in Alibaug, with the aim of increasing their appeal to a wider customer base.

In 2025, Hiranandani Communities launched a project for a 225-acre township called Hiranandani Sands in Alibaug. This property has an estimated revenue potential of Rs. 17,000 crore. The group has positioned the project as Mumbai’s “lifestyle extension hub,” and offers homes, villas, plots and branded serviced apartments to affluent domestic and global buyers.

There are also other developers who have eyed projects in the area. This includes Lodha Group, which is developing large premium projects in the location. The area has also seen interest from other non-local players. In 2024, Emaar India, a Gurugram-based developer, came up with its first Alibaug project, Casa Venero, marking its entry in the Mumbai market. This is a 24-acre project which comprises 84 villas, priced between Rs. 8 crore and Rs. 15 crore.

“Virat Kohli and Anushka Sharma buying an over 21,000 sq metre land parcel in Alibaug is a textbook ‘celebrity signal’ moment. Deals of this size typically reset local land benchmarks—especially when backed by a Rs. 2.27 crore stamp duty outlay, which confirms transaction seriousness,” Abhishek Kiran Gupta, chief executive of CRE Matrix, told the paper.

“Such celebrity-led acquisitions tend to trigger a ripple effect among high-net-worth individuals, accelerating price discovery and fast-tracking Alibaug’s shift from a weekend celebrity escape to a structured luxury land and second-home destination,” he added.
