In order to change that and popularise homebuying among women, both financial institutions as well as the government came up with several incentives to make homebuying more attractive among women buyers. In several states, properties which are registered in a woman’s name attract lower stamp duty. These are typically 1-2 per cent lower than that for women buyers; this reduces the upfront cost of buying a home significantly.

Women borrowers may also benefit from a higher loan-to-value (LTV) ratio, which allows them to finance a major amount of the property value; in some cases, up to 90 per cent. This reduces the size of the downpayment required, making it easier for several buyers to buy a home.

Lower Interest Rates Than Men?

Many lenders offer women loans with a slightly lower rate of interest on home loans. Typically, the concession ranges from 0.05-0.10 per cent. This subtle concession might seem small at first glance, but over time, this difference can be significant over a longer period of time. This concession is also applicable if a woman is a co-owner of the property.

“Women today enjoy tangible advantages when they take a home loan. Most lenders offer a 5–10 basis points (bps) rate concession for women, and several states provide 1–2 per cent lower stamp duty when the property is in a woman’s name—together, these can meaningfully reduce total cost,” says Manu Singh, business head, housing finance, Kotak Mahindra Bank.

Sole-Owners Or Co-Applicants

When buying a property, many consider having a co-applicant, as it eases several financial hurdles in the entirety of the process. The question arises when considering who the owner is; one can have the whole autonomy of the property, while the other option is to share the burdens with the help of a co-applicant.

Applying individually can provide financial independence and full ownership of the property. However, loan eligibility is based on the borrower’s current income as well as the repayment capacity. If the applicant’s income is limited, the sanctioned loan amount might be less.

Applying jointly, on the other hand, with a spouse or a family member often improves the eligibility as lenders consider the combined income of both the borrowers. This can help people secure a larger loan amount while also making better properties accessible to them.

Adds Singh, “Applying jointly does boost eligibility, but whether to apply solo or as a co-applicant should be decided based on income stability and long-term goals.”

Fixed And Floating Interest Rates

Another major difference is the kind of loan one goes for: floating or fixed. In a fixed rate of interest, the interest rate remains unchanged for the entirety of the loan tenure. This provides predictability in equated monthly instalments (EMIs) and protects borrowers from times when the interest rates increase.

A floating rate fluctuates based on the market conditions and the benchmark lending rates. While EMIs may increase if the rates rise, floating rates often start much lower than fixed rates and also have a chance of lowering if the market rates fall.

The difference they make is completely dependent on one’s income stability, risk tolerance, and repayment abilities.

Before one finalises a home loan, they should carefully review all the documents and the loan terms and conditions. The following documents are a must to be checked,
