The Brihanmumbai Municipal Corporation (BMC) has made online KYC registration essential for accessing tax services. Elsewhere, the Municipal Corporation of Delhi (MCD) has set June 30, 2025 as the last deadline for clearing property tax dues.
The civic authorities at both these places have overhauled their systems to promote online payments, phase out manual paperwork, and improve access to digital documents.
For the residents, it’s rather simple, get your KYC done, pay your taxes online and escape the penalties or get locked off critical services.
Mumbai: Property owners in Mumbai will have to go for a complete online KYC process or miss out on or BMC property tax services, such as online tax payments, no objection certificate (NOC), ownership updates, or even receipt of tax bill alerts through SMS and email.
Till now only around 400,000 property owners have done so, as against an estimated one million tax bill recipients for FY 2025–26.
The BMC also issued a notification in this regard on its official website. It reads: “All tax payers are requested to kindly note that registration of KYC does not change the billing name or owner name. It is only to allow the property owner to access the Property account number on BMC Property Tax Portal after authorization through OTP. To change the billing name and owner name of the property, you are requested to login into the Property Tax system portal after completion of KYC registration and then apply for change in billing name and/or change in owner name.”
How To Complete BMC KYC Registration
Step 1: Go to official portal ptaxportal.mcgm.gov.in
Step 2: Log in using your Property Account Number (or search for it using your address or mobile number)
Step 3: Click on “KYC Form”
Step 4: Fill in PAN, Aadhaar, email, and mobile number
Step 5: Click “Save” to complete
Delhi: In Delhi, the MCD has made it mandatory to pay property taxes by June 30, 2025. Missing the deadline will lead to a 1 per cent interest per month on the pending amount. The tax helps fund essential services like sanitation, road repairs, and lighting.
Tax Formula: The property tax is calculated as such.
Property Tax = Annual Value × Tax Rate.
Annual Value factors in the Unit Area Value (UAV), built-up area, property type (residential/commercial), construction quality, age, and occupancy.
Tax Rates: These are the tax rates.
Categories A–E: 12 per cent (residential), 20 per cent (commercial)
Categories F–H: 7 per cent (residential), 20 per cent (commercial)
MCD no longer accepts cheques. Payments must be made via UPI, Netbanking, digital wallets, cards, or demand drafts.
How To Pay MCD Property Tax Online
Step 1: Visit mcdonline.nic.in
Step 2: Navigate to “Online Services” > “Property Tax”
Step 3: Log in or register
Step 4: Enter your Property ID or click the link for first-time filers
Step 5: Review details and make payment
Step 6: Download the challan for your records
