Once you start making money, the next obvious step is to look for investment options to grow your hard earned money. There are several investment options available in the market such as provident fund, fixed deposit and the lucrative mutual funds. But I wanted to take a different route and decided to invest in real estate, which I feel is the best investment option.

Primarily there are two reasons for choosing real estate; such an investment will give me long term financial security along with its potential of holding a higher value in longer term. I expect high  returns from real estate in coming years  as the sector has the potential of high  value appreciation.

While investing, it is important to research and look at some important points. The first thing I always double check before making any investment is to look for any sort of legal issues and to do the much required research about the location. These steps are hugely vital as earning income and making extra income from real estate depends a lot on the location. There are few other important points that I consider, while looking for the best properties such as an early mover and look for location, which has started developing and has the potential to grow into a popular place. Another advantage of investing early is that after development of an area the value of the property jumps manifolds.

My personal preference while investing is for locations that are near to market, educational institutions; values of residential areas have higher chances of appreciating in few years.

I prefer to make investment in prime locations to reap the maximum benefit. This will ensure steady income flow in the long term. To maximise the potential, I have also invested in small cities due to its higher affordability. The added advantage  of real estate investment is savings on  tax deduction.

The advantage of choosing prime location is immediate inflow of regular income from rental. I hope this regular income will keep me stress free after retirement. I cannot predict the rate of inflation but over time, the value of property, rental income will increase and this will increase my regular cash inflow.
