Maharashtra’s real estate sector received a festive boost as the Maharashtra Real Estate Regulatory Authority (MahaRERA) issued registration numbers to 435 housing projects on Dussehra. The projects represent an estimated investment of Rs 23,719 crore and are expected to facilitate the construction of 32,981 flats across Maharashtra and neighbouring regions. MahaRERA has also approved deadline extensions for 210 projects and permitted corrections to 609 existing projects, apart from new projects. This enables developers to proceed with their projects with regulatory backing.

The approvals come at a time when developers traditionally accelerate project launches during Dussehra and Diwali, two significant occasions for the real estate industry.

Mumbai Metropolitan Region Leads, Pune Records Strong Activity

The Mumbai Metropolitan Region (MMR) accounted for the highest number of new registrations, with 201 projects receiving MahaRERA registration numbers; this included 63 projects in Mumbai City and its suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, 5 in Ratnagiri and 2 in Sindhudurg. This was followed by Pune with 140 new projects. The figures included 13 projects in Satara, 8 in Kolhapur, and 3 each in Sangli and Solapur.

Vidarbha has recorded 32 registrations, comprising 27 projects in Nagpur, 4 in Amravati and 1 in Akola. Khandesh and Nashik had 24 projects and 23 projects each.

Extensions and Corrections Remain Key to Project Delivery

MahaRERA has highlighted the importance of regulatory compliance in ensuring timely project completion and protecting homebuyers’ interests. Developers who seek to amend, alter or add a housing project must get approval under the regulator’s corrections category.

Developers are also required to disclose the proposed completion date when registering a project. If any delays occur, they must seek an extension from MahaRERA. Projects without an approved extension may be classified as lapsed.

The regulator has said that timely processing of extension and correction applications is vital to improve transparency while supporting efficient project extension and safeguarding the rights of homebuyers.

MahaRERA’s Approvals Gather Momentum in 2026

Between April and September 2026, MahaRERA had approved applications relating to 6,486 housing projects and issued registration numbers to 2,056 projects. During the same period, the regulator had approved 2,053 extension applications and 2,377 correction proposals.

Including approvals that were recorded in October, the total number of approved applications has now reached 7,740. This includes 2,491 new projects, 2,053 projects which were granted extensions, and 2,377 projects that were approved for corrections.

With Diwali nearing, MahaRERA has affirmed its commitment to approving projects that meet the authority’s legal, technical and financial criteria. The latest approvals underline the regulator’s role in facilitating housing development.
