India’s demographic profile is on the verge of changing, with the share of senior citizens in the population set to surge in the years to come. Notably, real estate developers are factoring in the changing demographic and moving away from India’s megacities to build senior living communities in Tier-2 cities and spiritual hubs, according to a report by Square Yards Research, the data analytics, market intelligence, and industry research division of Square Yards, an integrated real estate and mortgage proptech platform.

According to the report, the domestic senior population, aged 60 and above, is projected to surge from 143 million in 2021 to approximately 347 million by 2050. The number is expected to increase due to an increase in average life expectancy that has risen to around 70 years. Thus, a larger cohort of older Indians is projected to spend more years in retirement, creating an unprecedented demand for organised senior housing.

The Appeal of Regional Centers

The report projects that while key metropolitan centers will remain crucial hubs, developers will increasingly move to emerging regional cities for setting up senior housing.

One of the key reasons why developers are set to pivot towards these Tier-2 locations is the affordability and the availability of larger land parcels essential for expansive senior living campuses.

Additionally, these regions offer a lower cost of living, cleaner environments, and reduced traffic, while rapid improvements in physical and social infrastructure are bridging the urban and rural divide, according to the report.

For developers, lower land and construction costs translate into scalable, mid-market senior living communities that align with the aspirations of retirees.

Emerging Retirement Destinations

According to the report, a map of retirement destinations is emerging across the country, with cities such as Coimbatore, Mysuru, Vadodara, and Nashik gaining prominence. Relatively relaxed lifestyles, healthcare access, and affordability are expected to spur the shift towards these cities.

The report also projects spiritual and wellness hubs, including Tirupati, Haridwar, Varanasi, and Ayodhya, to emerge as sites for senior living in the coming years, as they combine access to pilgrimage and heritage sites with a slower pace of life.

These spiritual destinations appeal to seniors seeking wellness, purpose, and strong community networks alongside residential security. Coastal cities like Puducherry and Kochi are also expected to emerge as second-home belts for holiday-plus-retirement living with a wellness overlay.

What This Means for Retirees

For seniors, the geographic transition hints at a shift away from the congestion, pollution, and isolation often felt in sprawling metropolises. Instead of settling for isolated living in urban neighbourhoods, the broader pivot to Tier 2 cities and spiritual destinations is set to help senior citizens gain access to environments designed specifically for them that offer peaceful surroundings, accessible emergency healthcare, and purpose-driven peer communities.

The pivot to Tier-2 cities can also benefit senior citizens as the cost of living in such cities is relatively lower and their retirement savings can stretch further, allowing them to spend their golden years engaged, independent and with dignity.
