The Maharashtra Housing and Area Development Authority (MHADA) has launched an online sale of 118 flats in Mumbai on a first-come, first-served (FCFS) basis. The application process began at 11:00 a.m. on February 17, 2026. This is another opportunity for potential and aspiring homebuyers to find affordable homes in Mumbai, which is known for its high real estate prices.
According to MHADA, the flats were part of previous lotteries that went unsold for various reasons. Accordingly, MHADA has now decided to reintroduce these housing units through this online sale.
The flats being offered in this scheme are from a wide spectrum, which caters to buyers from across several locations and multiple income segments. The least expensive flat being offered is priced at Rs 38 lakh, and the most expensive apartment exceeds the Rs 8 crore threshold. This range makes this scheme appealing to people from multiple financial backgrounds.
These 118 flats are spread across Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, and Andheri. This wide distribution of housing units offers homebuyers a range of options spread across suburban and central areas, which increases this scheme's attractiveness.
Previously, this scheme was supposed to be launched in the beginning of February, but was postponed due to technical glitches. MHADA had initially planned to list 120 apartments and the number has now been revised to 118 units.
The process of submitting applications, paying the security deposits, and application fees and selecting the flats will also formally begin on March 4, 2026. Once the flat is finalised, buyers must pay 10 per cent of the sale price within 48 hours.
Here are the eligibility criteria.
Applicants must be Indian citizens aged 18 years and above.
The Maharashtra domicile certificate must be issued after January 2018.
Documents like Aadhaar and Permanent Account Number (PAN) are required, including spouse details.
Homebuyers who are planning to go through this purchase with loans must get pre-sanctioned letters from the financial institutions, after which an NOC will be issued in the bank’s name.
