The Maharashtra Housing and Area Development Authority (MHADA) has once again brought an affordable housing scheme for the people of Maharashtra. This was followed right after the completion of the recent Pune Board Housing Lottery 2026, held on February 10, 2026, during which more than 4,000 homes were allotted to individuals in Pune. In the lottery itself, the housing authority has confirmed that an additional lottery of around 3,000 affordable homes will be conducted in March 2026. In the last lottery, the authority had received an overwhelming number of applications for a limited number of offerings available. This move recognises MHADA’s ongoing push to expand access to affordable housing in Maharashtra, especially in rapidly growing cities like Pune and Mumbai.
The announcement was made by the chairman of the MHADA Pune Board during the declaration event of results for 4,186 affordable homes in Pune and nearby regions. As per MHADA, the authority has offered more than 25,000 affordable homes for sale in the past two and a half years. The overwhelming response to the recent Pune lottery highlights the scale of demand that is harboured in the state itself. MHADA had revealed that it had received more than 2.15 applications for just 4,186 homes. This demonstrates the trust, interest and desperation among aspiring homebuyers for affordable housing.
Officials have credited this demand to the transparent management that is practised while conducting these lotteries and schemes. Encouraged by the response, the Pune Board has decided to continue the lottery series and open another opportunity for the aspiring homeowners.
The prior lottery was announced back in September 2025, which offered housing across Pune and Pimpri-Chinchwad Municipal Corporation areas, as well as the Pune Metropolitan Region Development Authority (PMRDA). Of the total 4,186 units, 3,322 homes fall under the 20 per cent Inclusive Housing Scheme. Meanwhile, the remaining 864 homes fall under the 15 per cent Social Housing Scheme.
This scheme was aimed at providing affordable housing options to the economically weaker sections, lower-income groups and middle-income groups. This helped in bridging the gap between the demand and supply in the urban housing markets. The March lottery is also expected to follow similar eligibility structures and pricing frameworks.
These efforts are not just limited to Pune; the authority is also preparing to release around 5,000 homes in Mumbai within the next two to three months. The highlight is that nearly half of these are expected to be located in Goregaon.
The Mumbai housing range is wide in terms of pricing. The most expensive flat is reportedly priced at Rs 8 crore, while the least expensive option starts at Rs 38 lakhs. Homes offered under this upcoming scheme will be available across several locations like Kandivali, Powai, Ghatkopar, Malad, Juhu, and Andheri etc.
This upcoming Pune lottery is a fresh opportunity for families who were unable to secure homes in the previous draw. The demand had far exceeded the supply. MHADA’s continued rollout indicates the long-term strategy to increase the opportunities in the affordable housing inventory. As for the aspiring homebuyers, MHADA schemes remain a strong backbone when it comes to having access to cheaper and secure homes, which also have government backing.
