The Maharashtra Housing and Area Development Authority’s (MHADA) latest lottery of 2026 has received significant interest, with over 82,000 applications for 2,640 homes in Mumbai. However, this overwhelming response has made the authority reevaluate the time-bound set for the application deadline.
The housing body had initially postponed the deadline to May 14, 2026, midnight and the deadline to pay the earnest money deposit (EMD) to May 15, 2026, with the final draw scheduled for June 5, 2026.
However, on May 13, 2026, MHADA announced another extension of two weeks, that is, until May 28, 2026. One reason being cited for the delay is that the authority had received only 69,642 applications of which only 47,000 applicants had paid the EMD. At present, MHADA has received over 82,000 applications.
MHADA has listed a total of 2,640 residential units across multiple locations in Mumbai, including Borivali, Andheri, Goregaon, and Tardeo. These homes cater to people from various income groups, such as the economically weaker section (EWS), low-income groups (LIG), high-income groups (HIG) and even premium buyers. The costliest apartment put up by MHADA is in the Tardeo area of South Mumbai, under the HIG category. The estimates shared for these segments by the authority are around Rs 6.82 crore for the premium listings.
In contrast, the most affordable offering is of Rs 29 lakh for the EWS and the LIG categories. At the same time, MHADA has also decreased the prices by 7.50 per cent for 1,200 apartments listed in the lottery while extending the deadline by two weeks in a bid to increase participation.
MHADA has advised homebuyers wanting to take part in the draw to track the updates shared by it to ensure a faster and safer approach to homebuying.
This lottery provides a fresh opportunity for families who were unable to secure homes in the previous draw, where the demand had far exceeded the supply.
