Neral is a small town nestled in the Western Ghats of Maharashtra and is emerging as a promising residential destination within the Mumbai Metropolitan Region (MMR), as per a report by Liases Foras. The report cited that the city is bound to experience infrastructure expansion and growing economic activity in the region; however, it is witnessed that there is a limited land supply due to ecological restrictions. The region is gaining traction from homebuyers and investors alike, especially those who seek long-term growth opportunities.
One of the prime reasons behind the growth of Neral is the massive infrastructure pipeline that is reshaping the Mumbai region. The Navi Mumbai International Airport (NMIA), Virar-Alibaug Multimodal Corridor, and BKC-Navi Mumbai Airport Tunnel are some of the projects that are expected to improve connectivity across MMR. The upcoming projects place Neral within a rapidly developing corridor in Mumbai. Another growth catalyst is the Panvel-Karjat Railway Line, which is expected to improve suburban and intercity connectivity. This will also reduce congestion on the existing routes. These upcoming changes in the connectivity factor make Narel a new and upcoming residential destination for aspirational homebuyers.
India has witnessed an expansion in terms of where the new homebuyer crowds want their home to be located. Historically, as well, Mumbai’ s residential market has expanded from South Mumbai to Bandra, Andheri, Thane and Navi Mumbai. As per the report, one can expect that the next phase of growth could extend towards Neral, due to its strategic location between urban centres and natural landscapes. The location also offers an opportunity for holiday homes for affluent buyers.
The upcoming Navi Mumbai International Airport is expected to produce over 20,000 direct jobs and more than 1 lakh indirect jobs affiliated with the airport, as per the report. As per the report, the Navi Mumbai Airport Influence Notified Area (NAINA) is a planned project for IT, commercial, and residential development. This project is expected to create a sustained demand for housing in the nearby regions, which includes Neral.
The average price for any apartment in Neral is estimated to be Rs 3,397 to Rs 5,400 per square foot for the January-March 2026 months, as per a report by MagicBricks.
As per SquareYards, the average pricing Thane offers an average of Rs 15, 350 per square foot in terms of comparative pricing, whereas Navi Mumbai comprises an average pricing of Rs 19,300 per square foot.
Unlike many rapidly urbanising regions, Neral benefits from the strict regulations put on the ecological front. The close proximity to the Matheran Eco-Sensitive Zone and Bhimashankar Wildlife Sanctuary limits excessive development and construction in the region. Restrictions like this prevent oversupply, which creates a long-term scarcity which protects property value over time.
The report cited that the region attracts nearly 20-25 lakh tourists annually, which strengthens the demand for second homes and short-term rentals.
Neral is offering a good balance between nature and urban accessibility, catering to the urban and semi-urban buyer. The report also highlights how Mumbai is expected to expand eastwards, with this combination of employment, connectivity and rare housing opportunities.
