Beyond Affordability: How Infrastructure Is Reshaping Ghaziabad’s Residential Market

Until recently, Ghaziabad was considered as an affordable alternative to Delhi with buyers just seeking to stay close by, but not willing to pay the high prices associated with it. Fast forward to today and things are beginning to look different. 

Take a look around at the skyline, and you are likely to find an increasing number of premium and luxury housing and new integrated communities emerging that offer that extra bit of lifestyle aspiration. Today, price is no longer the main driver –  it’s now about space, quality, convenience and long-term value for money.

That’s something that’s being driven by improved infrastructure, increased social amenities, and more integrated townships popping up. Buyers aren’t just considering the home they are purchasing, but also the lifestyle and experience that comes with it. They are starting to value convenience, community and lifestyle much more. 

This is evident on NH-9 and emerging micro markets, such as Siddharth Vihar and integrated developments, such as Aditya World City, a 185-acre integrated township, approved by the Ghaziabad Development Authority.

NH-9 has especially seen a change in character from a thoroughfare route to a dense residential corridor. Delhi- Meerut Expressway has increased its accessibility to Delhi and rest of National Capital Region (NCR) and Namo Bharat RRTS has increased connectivity between major urban areas.

The corridor also benefits from its proximity to Noida’s employment hubs, including Sectors 62 and 63, as well as regional infrastructure such as the Eastern Peripheral Expressway and the FNG corridor. 

This combination is supporting residential, retail and mixed-use development and gradually creating more self-sustained urban ecosystems.

In fact, Ghaziabad accounted for about 10 per cent of new residential launches in Delhi-NCR and nearly 16 per cent of residential sales during July-December 2025, according to Knight Frank. Its relatively good price-value proposition, direct connectivity to Delhi and strategic location along the Delhi-Meerut RRTS corridor back the demand.

This has also led to a shift in what buyers want. Ghaziabad is no longer just a place for buying a bigger house for lesser money. Gated communities, integrated townships, bigger units and projects with a plethora of amenities are firmly placing the city within the larger premiumisation trend sweeping the Noida-Ghaziabad belt and the NCR at large.

For many buyers, the appeal lies in getting more space and a better quality of life without losing connectivity to established employment and commercial centres. With relatively attractive pricing vis-à-vis established markets in NCR, and newer developments adding clubhouses, green spaces, security, wellness facilities and other lifestyle amenities to the residential proposition, Ghaziabad is fast emerging as a top residential location for people planning to buy homes in NCR.

Emerging Micro-Markets

This change is benefiting micro-markets, such as Siddharth Vihar. Easy access to Delhi, Noida, Greater Noida and major employment hubs is provided by proximity to NH-9, while new residential developments are bringing in more organised housing formats. Aditya World City and the greater NH-9 belt are also evolving as integrated developments bringing more self-contained residential ecosystems, with homes closer to commercial, recreational and social infrastructure. 

This connectivity will be further enhanced through the proposed four-lane bridge over the Hindon River. The 200-metre-long, 20-metre-wide structure will connect Siddharth Vihar, Indirapuram and Vasundhara directly downstream of the Hindon barrage near Vasundhara, replacing the existing one-lane barrage crossing which is mainly used by light vehicles and two-wheelers, thereby reducing the longer detours currently taken through GT Road, Delhi-Meerut Expressway or NH-9. 

Says Ashish Agarwal, director, AU Real Estate: “From being a peripheral NCR market, Ghaziabad has grown into a full-fledged luxury real estate destination. In recent years, improved connectivity by the Delhi-Meerut Expressway, the extension of the metro network, and smooth road connectivity to Delhi and Noida have collectively improved the residential prospects of the city. What was earlier considered a peripheral market is soon being recognised for its growing luxury ecosystem.”

He adds: “The proposed four-lane Hindon River bridge, connecting Siddharth Vihar with Indirapuram and Vasundhara, will significantly strengthen cross-Hindon connectivity. The project, along with its integration with the Hindon Elevated Road, is expected to improve accessibility and boost the micro-market’s long-term growth potential.”

According to Agarwal, homebuyers are now increasingly looking for a complete living experience where convenience, comfort, and community come together.

Varun Garg, director, Karyan Group, says that Ghaziabad's residential story today is being written by its infrastructure, not just its price point. 

The Namo Bharat corridor, going fully operational this year connecting Delhi to Meerut in under an hour, has changed how buyers evaluate the city. It's no longer viewed as a fallback for those priced out of Noida or Gurugram, it's becoming a destination in its own right. 

The Delhi-Meerut Expressway and the widening of NH-9 have cut commute times dramatically, and that shift shows up directly in demand patterns across Indirapuram, Raj Nagar Extension, and Siddharth Vihar.

“What we are seeing on the ground is buyers who once treated Ghaziabad as a compromise are now treating it as a considered choice, backed by better roads, better rail access, and genuine social infrastructure. Connectivity has effectively closed the gap between affordability and aspiration, and that's the real transformation underway here, not just new towers, but a fundamentally different buyer mindset," he adds.

The Namo Bharat, India’s first Regional Rapid Transit System (RRTS), is adding another dimension to the market’s long-term potential. Faster regional connectivity between Delhi, Ghaziabad and Meerut is opening up the practical residential catchment and helping buyers re-assess what’s an acceptable commute. RRTS is making the case for housing markets along these corridors, as well as metro expansion and road infrastructure.

Retail and lifestyle infrastructure is also keeping pace with the belt’s residential growth. For instance, Family Hub, located within Aditya World City on NH-24, will be the area’s first dedicated retail and lifestyle destination. Once operational, it is expected to give residents of Siddharth Vihar and nearby micro-markets more organized retail and leisure options closer to home and add to the area's growing social infrastructure.

Ghaziabad’s value proposition is turning out to be much more than just a lower entry price. Bigger homes, planned communities, better connectivity, safety and social infrastructure now matter equally, especially for families moving up from older, denser parts of Delhi-NCR

While the transition is still underway, the direction is clear. With infrastructure becoming more established, Ghaziabad’s residential catchment area is growing, and better planning and lifestyle-focused development are slowly changing buyers' expectations of the city.
