The Maharashtra cabinet has cleared a significant proposal to redevelop MHADA housing colonies across Mumbai. This is a crucial step in setting the stage for the large-scale replacement of ageing residential complexes. This is to make these residential areas safer, modern and up to the expectations of people. This move will substantially benefit several families belonging to the middle and lower income strata.
The policy targets MHADA housing schemes spread over 20 acres or more, many of which were built many decades ago. This approval came at a cabinet meeting chaired by the Chief Minister Devendra Fadnavis. MHADA had constructed 56 residential colonies between the 1950s and 1960s for MIG and LIG households.
These buildings have gone through extensive wear and tear over the years. Several of the present housing plans show visible signs of distress in construction and quality, and there is even a lack of amenities. Residents have long dealt with congested flats, dated amenities, and failing infrastructure; these make the redevelopment of these sites urgent and unavoidable.
Now, MHADA has undertaken the responsibility of redeveloping these older colonies. This plan will allow multiple buildings within a colony to be reconstructed instead of one individual building. This is going to make the process faster and convenient. The upgraded reforms in the construction are expected to include elevators, adequate parking spaces, community and multipurpose halls, and play zones. Even security is taken care of with CCTV surveillance. Essential services like water supply lines, sewage and electricity will be upgraded as well.
This puts emphasis on building self-sufficient colonies. The redevelopment plan incorporates making schools, healthcare facilities and commercial establishments.
This will ensure that most MHADA residencies will cater to the daily needs of residents. Although the policy permits maximum development potential. The idea is to make these colonies as resilient as modern projects have been. This requirement ensures that the residents get to avail the best amenities irrespective of their financial standing.
As per officials of MHADA, the redevelopment initiative is going to reshape ageing MHADA colonies into townships that are self-sufficient, larger, and safer, with these improved civil amenities. Urban planners believe this policy could become a model for other metropolitan regions, showing how old housing clusters still have room for modernisation.
