Lottery Details and Schedule

The online registration of the application for the MHADA Mumbai Lottery 2025 opens on September 15, 2025, and closes on November 15, 2025. Applicants can make the payment for the application by November 17. The provisional list of eligible candidates will be released on December 4, and the final list will be out on December 11. Winners will be drawn on December 13, and refund processing for losers will commence on December 20.

The homes will be spread across various redevelopment projects at Darsh Nagar in Worli, Guru Teg Bahadur Nagar in Chunabhatti, PMGP Colony in Jogeshwari, and another at Motilal Nagar.

Who Can Apply?

To be eligible to apply, you must be at least 18 years old and a resident of Maharashtra. If you and your immediate family already own a pucca house in India, you cannot purchase another one. It is mandatory to provide proof of residency through a domicile certificate.

Income Groups

Applicants are categorised based on their total monthly family income. Those earning up to Rs 25,000 fall under the Economically Weaker Section (EWS). Families earning between Rs 25,001 and Rs 50,000 qualify as Lower Income Group (LIG), those with incomes between Rs 50,001 and Rs 75,000 are Middle Income Group (MIG), and any household earning above Rs 75,001 falls under the Higher Income Group (HIG).

Documents Required

You’ll need to submit a domicile certificate, proof of residence (such as a utility bill or voter ID), an income certificate, Aadhaar and PAN cards, and bank account details, along with a cancelled cheque. A passport-sized photo is also required. If you’re applying under a reserved quota, such as for Scheduled Caste or Tribe categories, relevant caste certificates must also be submitted.

How to Apply for MHADA Lottery 2025

You can register for the MHADA Housing Lottery System via housing.mhada.gov.in. website.

Follow these steps to apply:

Select the MHADA Mumbai Lottery 2025 option.

Fill out the form with your personal and banking details and the scheme code.

Verify that you and your family do not own any residential property in Mumbai.

Upload all required documents and passport-sized photograph.

Pay the application fee of Rs 590 (Rs 500 plus 18 per cent GST).

Make an Earnest Money Deposit (EMD) using a debit or credit card, NEFT/RTGS transfer, or demand draft.

If you are paying by a demand draft, you must print the form and deposit it along with the draft at the designated bank.

If paying online, upload a cancelled cheque and make the payment directly through the portal.

A new option allows applicants who are known by an alternative name (often applicable to women after marriage) to include this detail for better verification.

Viewing Application Lists and Draw Results

Once your application is submitted, the draft list of accepted and rejected applicants will be available on December 4. You can view this on the MHADA website by selecting “Published Applications.” After reviewing the draft, the final list will be posted on December 11. The process of the lucky draw will then be held on December 13. To check results, visit the same portal and look for the “Draw Result” section, where you can search using your application number.

What to Do if You Win

If you get selected, you must log in to the portal, download the Letter of Intent, and confirm acceptance of the housing unit via an e-signature. Payment must be made within 180 days. If you win multiple flats across different schemes, you are required to surrender all except one. After payment, you will need to register the property at the Maharashtra government registration portal igrmaharashtra.gov.in. Log in via the MHADA link as a citizen via the iSarita 2.0 portal, and go ahead with the registration process.

Surrendering an Allotted Unit

If you choose not to proceed with the purchase after being selected in the draw, follow these steps:

You can log in using your PAN and password or OTP on the MHADA site or mobile app.

Visit your application list and choose the one you wish to surrender.

Opt for the “Surrender Tenement” option.

Enter the reason for surrender, download the letter, print and sign it, then submit it to the MHADA department.

If you surrender before the issue of the provisional offer letter, your entire EMD will be refunded. If you surrender after receiving the offer, 10 per cent of the EMD will be deducted.
