Noida Redevelopment Policy 2025: Noida authority has stepped in with a policy that aims to renovate the 3-decade old buildings in Noida. Homeowners of 30-year-old flats in Noida may soon be eligible for free, larger homes under a new redevelopment policy announced by the Noida Authority, as per a report by Times Of India.

Cleared on June 14, the plan offers something concrete: bigger flats, at least 15 per cent more carpet area, and either temporary housing or monthly rent while homes are being rebuilt. The catch? At least 70 per cent of the residents in any society must give the green light before demolition and reconstruction start.

Officials say the target is any residential complex over 30 years old or buildings flagged as unsafe by top engineering bodies like IITs or NITs. That's a long list. Over 115 private housing projects and many of the Authority's own, like Mansarovar and Shatabdi Vihar in Sector 52, are already showing serious wear, as per the report.

The Authority isn't just chasing cosmetic upgrades. This is a gut job. The rebuild covers structural safety, new amenities, environmental fixes, and hard rules for developers who don't deliver.

"We have included strict accountability measures. Developers failing to meet deadlines or breaching agreements will face penalties, including blacklisting. A grievance redress cell will handle complaints about delays, quality issues, or reduced carpet area," said an official with direct knowledge of the policy, as quoted by TOI.

Here's the bait for developers: a boosted floor area ratio (FAR) of up to 2.75, up from the current 1.5. That means they can build more flats and sell the extras a way to recover costs. But the developers can't sell anything until the original residents get their keys.

Relocation Plan

Residents won't be left stranded. The policy makes it clear: no one vacates until temporary rehab or rent is sorted. That's locked in through a three-way agreement between the developer, the Authority, and the residents' association. That deal spells out who gets what, how big their new homes will be, and how long the rebuild will take.

The plan covers all types of housing from Authority-built societies to cooperative groups like Rail Vihar and LIC Society to privately built apartments. Developer selection will depend on the category. Authority housing will go through bidding. Private and co-op societies can pick their own builders as long as they meet financial and experience criteria.

To speed things up, the Authority is also rolling out a single-window approval system and will track how and when rent is paid to displaced homeowners. Once reconstruction is done, residents may be exempt from lease rent and stamp duty on their new flats, as per the report.

The new buildings aren't just supposed to be newer. The report added that they'll be smarter and equipped with EV charging points, rainwater harvesting systems, sewage treatment plants, and modern amenities that older complexes lacked from day one.
