Property Owners In Pune Can Get Big Tax Rebate; Here's How

The civic body is actively urging residents to apply if they haven't received the concession

Property owners in Pune who aren't receiving the 40 per cent property tax rebate can still claim the benefit by submitting the required PT-3 form at their local ward office, municipal officials said. The rebate, which applies to self-occupied residential properties, is now being extended following a recent directive from the Maharashtra state government, as per a report by Hindustan Times.

Prithviraj B P, Additional Municipal Commissioner of the Pune Municipal Corporation (PMC), confirmed that the benefit remains in force. "As the state government has given its nod to continuing this scheme, we are giving the benefit to property taxpayers. The properties that were registered before 2019 are getting the benefit of the rebate. But for properties registered after 2019, the owners have been asked to fill up the PT (property tax) 3 forms to get the 40 per cent rebate," he said, as quoted in the report.

The civic body is actively urging residents to apply if they haven't received the concession. "Many citizens are now filling up the forms and getting the benefits. But in the wake of a recent GPS and door-to-door survey carried out by the PMC, the civic body appealed to citizens to fill up the PT 3 forms to get the 40 per cent rebate on property tax. Maximum taxpayers are now getting the benefit. However, if some people are not getting the benefit or haven't submitted adequate documents, they should fill up and submit the PT 3 form at the concerned regional ward office in order to avail the benefit," Prithviraj added, as quoted by HT.

The PMC has also begun distributing property tax bills for the financial year 2025–26 via India Post. Digital copies of the bills can be accessed on the PMC's official website. "Every citizen will also be able to download his/her property tax bill from the website," the additional commissioner noted, as quoted by HT.

Aside from the 40 per cent rebate for self-occupied residential properties, the civic body is offering additional incentives. Taxpayers who pay in advance by May 31 are eligible for a 10 per cent or 5 per cent discount, depending on the amount and timing of the payment. "Like every year, the PMC is giving a 10 per cent and 5 per cent rebate on property tax to people paying advance tax till May 31. Taxpayers should come forward and take advantage of this scheme," said an official from the property tax department, as per the report.

What You Should Do If You Haven't Got the Rebate:

  • Check your property registration date: If it's post-2019, you'll likely need to submit a PT-3 form

  • Visit your regional ward office: Forms must be submitted in person

  • Download your bill online: The PMC portal now allows citizens to access their property tax bills digitally

  • Pay early for additional discounts: Payments made by May 31 may qualify for up to 10 per cent off
