The Telangana Housing Board (TGHB) has rolled out an initiative aimed at expanding affordable housing access to lower-income families by offering 339 one-bedroom flats across its urban centres in the state. This initiative seeks to make homeownership a realistic goal for thousands who have been outside the homeownership market due to rising property costs.
This initiative was unveiled as part of a special New Year Housing scheme. Under this scheme, one-bedroom flats are being offered on an “as-is-where-is” basis. These are available in already developed and high-demand regions of the state. This decision puts priority on quality, ready-to-move-in units which are within reach of eligible applicants. These housings are made available at a lower rate than what is available otherwise in the market.
As per TGHB Vice-Chairman V.P. Goutham, the locations are chosen with consideration to growth, civic amenities and infrastructure potential. The distribution of these 339 flats will be across three major regions: Gachibowli, Warangal Railway Station, and Sriram Hills; 111 units, 102 units and 126 respectively.
These areas have seen rapid urbanisation and high demand in the real estate sector in the past few years. They have also become cost-prohibitive for several interested buyers. By allocating units to the Lower Income Group (LIG), the housing board aims to bridge this huge gap.
Eligibility for this scheme is strictly defined; applicants with an annual income of up to Rs 6 lakh are only eligible for this scheme. This ensures that the benefits of this scheme reach people who actually need it. These flats are modest in size, ranging from 450 square feet to 650 square feet, which aligns with typical urban 1BHK homes.
Pricings vary by location. In Gachibowli, which is Hyderabad’s fastest-growing tech and residential area, houses range from Rs 26 lakh to Rs 36.2 lakh. In Warangal, unit pricing ranges from Rs 19 lakh to Rs 21.5 lakh. While the board has priced some flats in Khammam as low as Rs 11.25 lakh. These figures are marked at much lower market rates in these localities, offering a chance for lower-income families to hold the title of homeowners.
This scheme takes care of two challenges experienced by people in the state. Firstly, the shortage of housing for middle and lower-income groups, and secondly, the growing gap between property prices and household income.
To make sure the whole process is transparent and fair, the results will be declared through a lottery system. This lottery is scheduled differently for each location. January 06, 2025, for Gachibowli, January 08, 2025, for Warangal, and January 10, 2025, for Khamman.
Applications for this scheme can be done by submitting applications either online through the official TGHB portal or through MeeSeva service centres by January 03.
By offering flats at subsidised rates, TGHB is securing stability and dignity for people by extending secure housing while also fulfilling the policy objectives. As for the applicants, this window is a golden opportunity; one that could define their housing aspirations.
