The MCD levies a property tax that is used for civic services, including sanitation, road maintenance, street lighting, and garbage collection. If you have a residential flat, a commercial property or if you have vacant land, which falls under Delhi's municipal jurisdiction, you are liable to pay property tax.

Calculation of MCD Property Tax

The calculation of property tax in Delhi is based on this formula:

Property Tax = Annual Value x Tax Rate

The Annual Value is based on the factors below:

Unit Area Value (UAV): Determined by MCD, the UAV varies according to location and type of property.

Built-up area: This refers to floor space and includes balconies and walls.

Age Factor: Discount applied for older buildings (between 0.5 and 1).

Factor Use: By types of use of property — residential, commercial, etc.

S: RCC or any other type of construction.

Occupancy Type: Self-occupied/rented.

Tax Rates Vary by Category:

Types A-E: 12 per cent (dwelling), 20 per cent (commercial)

Catgories F à H : 7  per cent (habitation), 20  per cent (ouvrier)

These are given according to the classification of the locality.

Effective July 1, 2024, MCD ceased accepting cheques because of a surge in bad checks. Payment methods now accepted are:

UPI

Digital wallets

Net banking

Credit/debit cards

Demand Draft/pay order (in MCD offices).

How to Make MCD Property Tax Payments Online

Here is what to do when filing and paying online, in steps:

Visit MCD's official website.

Scroll down to where you see ''Online Services''.

Click on ''Property Tax''.

Please log in with your registered email. New users must sign up.

Enter your Property ID and hit Submit.

In case you don'tdon't have a Property ID, click on: ''Click here to file your return if Property ID has not been allotted earlier''.

(Fill in the specifics of your property, and let the system do the math.)

Go to payment & pay using net banking or cards.

After payment, select ''Generate Challan'' to get the official receipt.

The gateway shows any arrears and includes interest calculations for late charges.

Offline Payment Option

Prefer paying in person? Go to any ITZ Cocktail counter in Delhi. You receive an immediate receipt with your property tax ID after payment.

Paying via the MCD Mobile App

MCD launched a mobile phone application to ease the payment of taxes.

Steps to pay through the app:

Download the MCD app from the Google Play Store.

Sign up with your mobile number and email ID.

Choose the UPIC and select ''Pay Tax''.

Choose the FY, cross-check the details and hit Submit.

Select a payment method and submit your order.

You can then download the receipt and keep a record of it.
