Area Watch: How Infrastructure Is Redrawing Meerut’s Residential Map

Meerut’s housing story is no longer confined to its traditional residential pockets. New rail links, expressways, planned townships and emerging industrial hubs are changing the way the city connects with Delhi-NCR - and, increasingly, where people are choosing to live.

The biggest shift has come from the 82-km Delhi-Ghaziabad-Meerut Namo Bharat corridor. With 23 stations, the service has made travel between Meerut and Delhi significantly easier, with more than 1.25 lakh commuters using it every day. For the housing market, the significance goes beyond shorter travel times. As Delhi and Ghaziabad become easier to reach, more buyers may be willing to consider Meerut as a place to live, while homes closer to stations and major roads could gain greater attention.

Anuj Shandilya, business head, Paras Buildtech, says that Meerut is at an inflection point in its residential growth story. The Namo Bharat corridor, expressways, and the emerging industrial and logistics ecosystem are not just improving connectivity; they are fundamentally expanding the city’s economic and residential catchment. 

“We are seeing the market move from a predominantly end-user driven local market towards a more aspirational and investment-oriented housing market, with buyers increasingly evaluating connectivity, access, and long-term value creation. As these infrastructure and employment corridors mature, we expect a new set of residential micro-markets to emerge, positioning Meerut as an important next growth centre within Delhi-NCR,” he says.

The Namo Bharat corridor is also bringing change to development around transit stations. Uttar Pradesh’ Transit-Oriented Development policy creates development zones of up to 1.50 km radius around regional rapid transit system (RRTS) stations as well as four special development areas. These provisions have been incorporated into the Meerut and Ghaziabad Master Plans 2031. The proposed 295-hectare transit-oriented development (TOD) township near Meerut South could add another development node, bringing housing, commercial activity and supporting infrastructure closer to mass transit. 

Road projects are expanding the city’s connectivity even further. The Delhi-Meerut Expressway has enhanced connectivity with Delhi. The proposed 594 km long Ganga Expressway is expected to enhance Meerut’s connectivity with other parts of Uttar Pradesh. Within the city, the proposed 34.28 km Meerut Ring Road could improve connections between Hapur Road, Delhi Road, and the Delhi-Dehradun Bypass.

Together, these projects could make peripheral areas easier to access and gradually shift development beyond Meerut’s established urban pockets. The infrastructure push is also being accompanied by new employment corridors. The proposed 1,250 acre Integrated Manufacturing & Logistics Cluster at Kharkhauda, being developed by Uttar Pradesh Expressways Industrial Development Authority (UPEIDA), is expected to bring manufacturing, warehousing and logistics activity to the area. Modipuram is also emerging as an industrial and logistics location, supported by its proximity to Namo Bharat, expressways, and freight routes. As these areas attract businesses, the housing impact could extend beyond home purchases to rental demand in the surrounding locations.

Santosh Agarwal, executive director & CFO, Alpha Corp Development, says that Meerut’s residential landscape is undergoing a meaningful transformation, driven by the convergence of improved rail and road connectivity, planned urban development, and emerging employment corridors. The Namo Bharat corridor, expressways, and upcoming infrastructure are significantly enhancing the city’s accessibility while expanding its economic catchment within Delhi-NCR. 

“This is creating greater opportunities for residential development beyond established urban pockets, particularly around transit nodes and emerging industrial and logistics hubs. As employment opportunities deepen, we expect both end-user and investor demand to strengthen across these corridors. In the coming years, continued infrastructure development is likely to reshape Meerut’s residential landscape, unlocking new growth corridors and investment opportunities,” Agarwal adds.

The broader effect of this infrastructure push is a gradual change in the geography of residential demand. Areas that were once considered peripheral could become more relevant as transport links improve and employment moves closer to them.

Sam Chopra, president and country head, eXp Realty India, says, “Meerut is increasingly becoming part of the wider Delhi-NCR residential market rather than operating only as a local housing market. Better rail and road connectivity is giving homebuyers greater flexibility in where they live and work. As employment centres develop alongside this infrastructure, demand is likely to favour residential corridors that offer both accessibility and everyday convenience.”

For Meerut, the next phase of residential growth will, therefore, depend not only on the infrastructure already in place, but also on how effectively new transport links, employment centres and planned development translates into sustained demand.
