How Airports Create Wealth: Lessons From Global Cities And Noida’s Opportunity

Noida International Airport is opening a new chapter in the economic story of Noida and Greater Noida, with connectivity and real estate already moving alongside the airport-led development around Jewar. The Uttar Pradesh Cabinet’s approval of a Rs 8,585.51-crore greenfield expressway connecting the Jewar Airport region with the Ganga Expressway via Bulandshahr adds another major link to this network. The 74.467-km, six-lane access-controlled corridor, expandable to eight lanes, is expected to strengthen passenger and freight movement between Jewar, the National Capital Region (NCR) and markets across western Uttar Pradesh.

Expectedly, the property market is already reflecting the region’s changing profile, with average home prices in Noida rising around 92 per cent between Q1 2020 and Q1 2025, while Greater Noida recorded a 98 per cent increase, according to data from Anarock.

The larger question though is what an airport of this scale can do for the economy around it. 

Global gateway cities, such as Dubai and Singapore, show how airports can become catalysts for wider economic ecosystems when connectivity is supported by trade, business, logistics, tourism, and commercial infrastructure. 

As companies and high-income professionals move into these markets, the demand for offices, retail, hospitality and housing grows alongside them. The airport does not create this wealth on its own; it helps expand the economic activity that creates it.

Jewar is now developing the ingredients for such an ecosystem. Noida International Airport is being supported by the Yamuna Expressway, industrial and logistics developments, Film City, planned urban expansion and a growing network of road projects. The new Rs 8,585-crore expressway will connect the airport region to the Ganga Expressway, extending its potential economic catchment into western Uttar Pradesh. As connectivity improves, the region becomes more accessible for businesses, workers and goods, thereby creating conditions for new employment, investment and consumption.

Says Shalin Raina, managing director - residential services, Cushman & Wakefield: “The Noida International Airport has further strengthened the growth momentum of the Noida-Greater Noida Expressway corridor, which has already benefited from significant infrastructure development and enhanced connectivity over the past few years. Large-scale connectivity infrastructure tends to attract corporate occupiers and business activity, thus creating a multiplier effect across retail and residential real estate. The impact is already visible in the form of rising residential values, deeper developer participation, and a growing pipeline of premium housing developments. The entry of several established developers reflects the increasing confidence in the corridor's long-term growth prospects.”

Rohit Kishore, CEO, Hero Realty, says the Noida International Airport will have a positive impact on the region. “The operationalisation of Noida International Airport at Jewar will completely change the growth trajectory of Greater Noida by providing enhanced connectivity, inviting investments, and scaling businesses faster. Faster economic activity, job creation and real estate demand is expected to rise as development happens around the airport. Offering a quickly developing commercial and residential ecosystem, Greater Noida is all set to become one of the most prominent growth destinations in North India providing immense value to homebuyers and long-term investors," he adds.

Change in Housing Landscape

The change has been especially noticeable in Noida’s luxury housing segment. Developers have begun launching and selling residences priced up to Rs 40 crore in the city while enquiries are coming in from the top corporate brass looking to buy homes, as businesses scale up in the area. One apartment of 10,000 sq ft was recently sold at Rs 37 crore, further indicating interest in super premium homes in the area. 

Along the Noida-Greater Noida Expressway, Sectors 94, 97 and 98 are fast becoming popular clusters for ultra-luxury and branded properties.

Developments like Smartworld Residences by ELIE SAAB in Sector 98, M3M The Cullinan, and M3M Jacob & Co residences are a few examples that demonstrate the change. Their entry and launches indicate that Noida’s luxury housing segment is ready for international luxury brands as well as buyers seeking spacious and unique residential offerings.

Ashish Jerath, president - sales and marketing, Smartworld Developers, says, “The opportunity for Noida is already visible in the way people are buying property here. We are seeing buyers from South and East Delhi looking at Noida for larger homes, better-planned residences and, increasingly, branded living. There is a clear appetite for homes that offer more than just a good location, including larger formats in the 6,000-8,000 sq. ft. range and a more elevated living experience. Globally, we have seen examples, such as the new Dubai airport that show how a major international airport can accelerate an entire region’s growth by attracting businesses, employment, investment and talent, with real estate benefiting alongside it.”

He says that Jewar can add a similar dimension to Noida. An airport of this scale can expand the city’s economic base and, over time, the pool of homebuyers as well.

For Noida, the airport’s real significance will ultimately be measured by what develops around it. If connectivity brings businesses, investment and jobs into the region, the gains will extend into commercial activity, consumption and housing demand. That is how an airport can create wealth, not through passenger traffic alone, but by expanding the economic base around it. Jewar is now building that ecosystem, and Noida’s rapidly-rising premium housing market offers an early indication of where that growth could lead.
