Noida International Airport Starts Operation: What It Means for NCR Real Estate

The launch of commercial operations at the Noida International Airport marks a defining moment for the infrastructural landscape in Delhi-National Capital Region (Delhi-NCR). The very first scheduled flights began operations from Jewar today. The airport is expected to become more than just an aviation hub; it is poised to act as a catalyst for the economic growth in Delhi-NCR by also boosting employment and real estate development in the region of Noida, Greater Noida, and the Yamuna Expressway Corridor.

The Noida International Airport project has changed the surrounding real estate markets in Noida significantly. It has brought about improved connectivity to the residential and industrial hubs around Noida and Greater Noida, attracting logistics companies and warehousing facilities along with providing boost to development of newer manufacturing units in the region.

The project has also led to a boost in housing projects in the area. Aside from the demand, there’s also an appreciation in price in both residential and commercial projects. According to estimates shared in a Square Yards report, residential apartment prices have nearly tripled between 2020 and 2025, with prices for plots increasing by 1.50 times along the route of the Yamuna Expressway.

According to the report, the trajectory is expected to move in an upward direction as the inauguration of the airport approaches. It is projected that the prices of plots are to increase by around 28 per cent and apartments by 22 per cent in the next two years. As the economic activity rises in the locality, it will also create a new growth corridor in Delhi-NCR, the report said.

Recent Updates on The Airport’s Operation

According to a report by PTI, commercial operations began at the Noida International Airport from June 15, 2026. As a way to honour the farmers who gave up this development project, Jewar MLA Dhirendra Singh has said these farmers will be among the first to fly on board the first commercial flight from the airport.

“The same hands that nurtured crops and fed the nation will now fasten their seat belts and become participants in India’s new journey of progress and aspiration,” Singh said.

Impact Of The Airport On Residential Segments In The Area

The impact of this growth has been visible for a while now; property values have significantly gone up along the Yamuna Expressway as the investors anticipated the airport’s completion. Industry estimates show that the prices in the corridor have tripled since 2020, while land values have recorded substantial gains across many micro-markets. The opening of the airport is expected to provide another boost as the end-users and investors gain confidence in the region’s long-term growth.

“Jewar represents a generational infrastructure opportunity, best understood through the aerotropolis lens. India already has the demand conditions that underpinned airport-led ecosystems. The priority now is strengthening the enabling environment through streamlined land consolidation, clearer planning frameworks, and sharper inter-authority coordination,” says Rohit Kishore, CEO, Hero Realty.

One of the most prominent drivers of this demand is employment creation. The airport is expected to anchor growth on a much larger scale, including logistical parks, industrial clusters, businesses, and retail hubs. This expansion can generate jobs across various sectors. As a result of job growth, the demand for office spaces and housing has also increased, leading to a boost in mid-income, affordable and premium housing to the vicinity.

However, industry stakeholders caution that the growth led by the airport can change how people invest in the locality.

“While the airport is creating a new economic and investment ecosystem in the region, its impact will extend beyond the immediate vicinity by enhancing overall connectivity, attracting businesses, and boosting employment generation across Noida. There are many areas which are particularly well-positioned to benefit from this momentum due to their mature social infrastructure, strong commercial ecosystem, and seamless access to key business districts. As infrastructure upgrades and economic activity continue to accelerate, some can expect sustained demand from both homebuyers and investors, supporting healthy absorption and long-term value appreciation,” says Yash Garg, director, M3M Noida.
