The e-Khata system was introduced in Bengaluru in 2024 by the Greater Bengaluru Authority (GBA). Following its introduction, the e-Khata system has aided in making property ownership records digital, which has brought transparency to the system. To further aid real estate investors, the system has been updated to allow applicants to rectify their incorrect applications, which they may have accidentally submitted.

Prior to the introduction of the option to rectify errors in applications, mistakes in e-Khata details used to delay the process of registering property. These mistakes would often lead to homeowners starting their applications from scratch.

The GBA has introduced the self-correction feature to allow users to modify their applications. Users can now withdraw their application, rework it and then apply again, without ever visiting government offices or following lengthy correction procedures.

This reform has marked a change from the city’s paper-heavy and disconnected paperwork systems. The e-Khata system has reshaped how properties are verified, bought, sold, and regulated, which directly impacts homebuyers, sellers, developers, and municipal authorities alike.

How Does e-Khata Impact Homebuyers In The City?

For homebuyers, the most impactful effect of e-Khata reform has been a reduction in ownership risks. Buyers face problems while purchasing a property, which can be attributed to Bengaluru being a dense real estate market. The reforms in the e-Khata system enable buyers to verify ownership details, property details like carpet area, tax status, and historical records, all through the e-Khata platform.

Additionally, the integration of tax records with ownership data is also expected to improve security. Once the update is rolled out, discrepancies will also be flagged during verification on the portal. The change is also anticipated to reduce fraudulent activities and duplication of records.

Aside from the paperwork, e-Khata represents a structural shift in how Bengaluru governs its realty sector. The reform is expected to reshape market behaviour, making buyers more aware and lenders more selective.
