The Delhi Development Authority (DDA) has announced a 25 per cent rebate on 2,516 low income group (LIG) houses in Narela under its newly-launched DDA Awas Nivesh Yojana 2026. The scheme aims to make homeownership in the national capital affordable while also offering prospective buyers an opportunity to invest in residential property in Delhi.

According to a DDA circular, the flats are located in Sectors G2-G6 of Narela, across Pockets 3 and 6. The authority has also released indicative prices at approximately Rs 15 lakh after the discount, making the scheme a potential option for homebuyers seeking relatively affordable housing in the national capital.

DDA Awas Nivesh Yojana 2026

The scheme offers 2,516 LIG flats, including 1,020 units in Pocket 3, and 1,496 units in Pocket 6. The total built-up area of the flats listed is nearly 49.90 square metres per flat. This includes common areas; however, the actual area may vary between the units. After the 25 per cent discount, flats in Pocket 3 will be tentatively priced at Rs 15.01 lakh, while the ones located in Pocket 6 will cost about Rs 14.95 lakh. These prices are not inclusive of maintenance charges and Goods and Services Tax (GST). DDA has further said that the final disposal price will depend on the individual unit’s total built-up area. The available units may also increase or decrease.

How To Register?

According to the official circular shared by DDA, Awas Nivesh Yojana 2026 has been made available for download from October 13, 2026, at noon. The registration opens on October 14, 2026, at noon, while the bookings for the flats will begin on October 20, 2026, at noon.

Interested applicants can access the scheme through DDA’s Awas Portal. Applicants must pay a booking amount of Rs 1 lakh for one unit. On top of this, a one-time and non-refundable registration fee of Rs 2,500 is required for onboarding on the portal. Individuals who have already registered on the DDA Awaas Portal do not need to fulfil the procedure again.

What Should Homebuyers Know

The discounted prices could make the scheme attractive to eligible buyers looking to purchase a home within a relatively modest budget. The initiative also reflects how DDA’s objective to improve access to affordable housing for buyers remains a priority. Even though this is an affordable opportunity, applicants should also account for the additional costs beyond the advertised flat price. Maintenance charges, GST, and other charges can increase the overall expenditure from the buyer’s end.

DDA has advised homebuyers wanting to take part in the draw to track the updates shared by the authority to ensure a faster and safer approach to homebuying.
