Summary of this article
Over 74,000 applicants complete EMD payments
2,640 Mumbai homes available through lottery
Strong demand reflects affordability challenges
The Maharashtra Housing and Area Development Authority’s latest 2026 lottery has received significant interest, with over 82,000 applications for merely 2,640 homes in Mumbai. This highlights how the city’s housing demand and supply have been inversely proportional. However, this overwhelming response has made the authority reevaluate the time-bound set for the application deadline.
What Is The Application Deadline?
The housing body had postponed the deadline to May 14, 2026, midnight. The deadline to pay the earnest money deposit (EMD) had also been extended to May 15, 2026, while the final draw was scheduled for June 5, 2026. However, on May 13, 2026, MHADA announced another extension of two weeks, that is, until May 28, 2026. As per multiple media reports, MHADA has received 82,000 applications as of now. Previous data shared stated that nearly 69,642 applications were received, out of which only 47,000 applicants had paid the EMD.
At the core of the scheme is the intent to provide homeownership to those who don’t find the realty price bracket suiting their budget. This makes the scheme relevant for buyers across income segments, be it the economically weaker sections or high-income groups.
Key Update
The biggest development in the MHADA Lottery 2026 as of today is that a total of 74,366 applications have been completed, with the EMD payment requirement being fulfilled. As per a report by Hindustan Times, MHADA has stated that the response reflects the growing public trust in the authority and highlights the demand for affordable options in India’s financial capital.
Property Listings In Mumbai
MHADA has listed a total of 2,640 residential units across multiple locations across Mumbai, such as Borivali, Andheri, Goregaon, and Tardeo. These homes cater to people from various income groups, be it the economically weaker section (EWS), low-income groups (LIG), high-income groups (HIG) and even premium buyers. The costliest apartment put up by MHADA is in the Tardeo area of South Mumbai, under the High-Income group.
The estimates shared for these segments in a report through MHADA announcements are around Rs 6.82 crore for the premium listings of the lottery. Whereas the most affordable offering is of Rs 29 lakh for the economically weaker sections and lower-income groups. At the same time, MHADA has also decreased the prices by 7.5 per cent for 1,200 apartments listed in the lottery. As the state housing authority wanted to increase participation, it extended the deadline by two weeks while also reducing the prices for the apartments listed.
This diversification ensures that people from all financial backgrounds are catered to, and buyers also get a chance to pick homes as per their liking and budget. The inclusion of these multiple micro-markets also enhances the scheme's appeal.
This lottery provides a fresh opportunity for families who were unable to secure homes in the previous draw, where the demand had far exceeded the supply.
In addition to being a helping hand in converting homebuyers' dreams into successful homeownership, MHADA plays a crucial role in urban development by redeveloping old buildings and improving the living conditions for many families.
MHADA has advised homebuyers wanting to take part in the draw to track the updates shared by the authority to ensure a faster and safer approach to homebuying.
