Mumbai Property Registrations Rise 5% Y-o-Y to 12,622 in September

Mumbai recorded 12,622 property registrations in September 2026, marking a 5% y-o-y increase and the highest September tally in 14 years, on the back of festive demand

Mumbai’s property market recorded strong transaction activity in September 2026. A total of 12,622 properties were registered across the city, an increase of 5 per cent on a year-on-year (y-o-y) basis. According to data from the Maharashtra Department of Registration and Stamps analysed by Knight Frank India, September recorded the highest number of property registrations in the last 14 years.

The September figure was also slightly higher than the 12,580 registrations recorded in August 2026. However, stamp duty collections declined by 5 per cent on a y-o-y basis, falling to Rs 1,227 crore during this month, as compared to the collection from September 2025, which was recorded at Rs 1,292 crore.

State Festivities Boost Property Registrations

One of the major reasons for this spurt in registrations is the onset of the festive season in Maharashtra. Between September 14 and September 25, 2026, the city recorded 5,379 property registrations during the Ganesh Chaturthi Period. The figure is also the highest registration count that has been recorded during the Ganesh Chaturthi period in the last four years. In 2024, the registration count in Mumbai was 3,405 properties during this festive period.

Stamp collections during the 2026 festive period were Rs 640 crore, up by 32 per cent y-o-y from Rs 485 crore in 2025. The festive period has accounted for more than half of the total stamp duty revenue collected during this month.

Property Demand Remains Resilient

Mumbai’s registration activity has remained strong through this year. Property registrations crossed the 13,000-mark in February, March, April, June, and July. March recorded the year’s highest monthly figure at 15,983 registrations. September’s performance follows 12,580 registrations in August and 13,824 in July. This indicates sustained transaction activity despite m-o-m fluctuations.

Shishir Baijal, chairman and managing director, Knight Frank India, said, “Mumbai’s residential market has maintained demand momentum, with September 2026 recording the highest property registrations for the month in more than 14 years. The strong performance during Ganesh Chaturthi (September 15 – 24), with registrations rising 22 per cent y-o-y, provided a notable contribution to the month’s overall registration activity. The surge in registrations during both the festive period and over the month reflects continued homebuyer participation, although buyers remain selective in their purchase decisions. Well-located developments supported by quality infrastructure are likely to remain relevant to buyers as market activity evolves.”
