How Indian Parents Are Becoming Silent Partners In First-Time Homeownership

When we talk about a first-time homebuyer, we usually picture one person making one of the biggest financial decisions of their life. But in India, that picture is often incomplete.

The younger buyer may be searching for the property, taking the home loan and making the final decision. Behind that decision, however, there may be parents helping with the down payment, contributing savings or strengthening the family’s financial position. They may never appear as the buyer. But they can be an important part of making the purchase possible.

Family Support Is Already Part Of The Financing Mix

This is not just a cultural observation. Knight Frank’s 'Beyond Bricks: The Pulse of Home Buying 2025' found that 9 per cent of surveyed homebuyers across India’s top eight cities cited family support as a source of funding. Among Gen Z buyers, that rises to 12 per cent. In NCR, it is significantly higher at 22 per cent.

“Consider a young couple looking at a Rs 75 lakh home. They may have the income to manage the EMI but only Rs 8 lakh in savings against a Rs 15 lakh down payment. A parent contributing Rs 7 lakh can bridge much of that gap, allowing the couple to proceed without taking on a larger loan,” says Atul Monga, CEO & Co-founder, BASIC Home Loan.

The couple remains the primary borrower and decision-maker. The parents are not buying the home, but family savings have helped them cross one of the biggest barriers to ownership. 

The Buyer Is Getting Younger, But Wealth Takes Time To Build

“This becomes even more relevant as India’s homebuyer gets younger. Our survey report of 7,400+ homebuyers found that the average age of people applying for home loans has fallen to around 25, from above 35 a few years ago. Millennials and Gen Z account for approximately 90–95 per cent of residential property purchases,” says Monga.

A younger buyer may have the income to service a loan but may not yet have had enough time to build substantial savings. That is where parents can become a financial bridge. 

This Is More Than Parents Helping Their Children

Monga says, “I see this as part of a larger shift in how Indian families build wealth. Property has long been viewed as a way to create and preserve wealth. Today, that process is becoming more intergenerational.”

The child may take the loan. The parents may contribute towards the initial capital. Together, they are helping create an asset that could provide security for decades.

But family support should make homeownership more achievable, not encourage families to stretch beyond their means. The goal should not simply be to get the keys. It should be to remain financially secure after getting them.

Housing Finance Needs To Reflect This Reality

The way Indian families finance homes can be more nuanced than the name on a loan application suggests. As younger buyers enter the market, lenders need to make the process simpler, faster and more responsive to different household financial realities.

“The first-time buyer may be younger and more independent. But behind that buyer, there may still be a family quietly helping make ownership possible. India’s next generation may be buying the home. But increasingly, they may not be buying it alone,” observes Monga.
