India's Biggest Home Buying Regrets: 6 Mistakes Homeowners Wish Someone Had Warned Them About

Buying a home is a big financial decision, and most buyers spend plenty of time getting the basics right. They compare projects, check prices, arrange the home loan and negotiate with the seller or developer.

Yet some of the things that bother homeowners later are not always the ones they worried about before buying. A home may look perfect on paper, but living in it can bring up questions that were never considered during the buying process.

From waiting too long to buy and choosing a smaller home to overlooking the neighbourhood and underestimating the total cost, these are some of the regrets homeowners often talk about after making their purchase.

1. “I Wish I Had Bought A Home Earlier”

For some buyers, the biggest regret is not buying the wrong home but waiting too long to buy one.

It is common to keep postponing the decision in the hope that prices will come down, interest rates will become more attractive, or finances will improve. The problem is that property prices do not always wait for buyers to feel ready.

A home that was comfortably affordable a few years ago may cost considerably more later. The buyer may then have to put in a larger down payment, take on a bigger loan or settle for a different location or a smaller home.

There is also the rent paid during those years of waiting.

“That does not mean buyers should rush into a purchase simply because prices are rising. Buying a home still needs financial preparation and a long-term commitment. But waiting indefinitely for the “perfect” combination of price, interest rates and finances can sometimes leave buyers with fewer choices than they had earlier,” says Akhil Gupta, Co-founder & Chief Technology and Product Officer of NoBroker.

2. “I Should Have Bought A Home With One More Room”

A home that works well for a couple today may feel very different a few years later.

A 2 BHK may seem perfectly adequate when a buyer is living alone or with a partner. But children, ageing parents, guests or a permanent work-from-home arrangement can quickly change the equation.

Storage is another thing people tend to think about only after moving in. So are parking, a study area, and simply having enough space to live comfortably as the family grows. It is worth thinking beyond the present while buying a home. What works today may not work three or five years from now.

“Paying a little more for an additional room can be difficult at the time of purchase, but moving into a bigger home later comes with its own costs - higher property prices, registration and transaction expenses, new interiors and the disruption of moving again,” says Gupta.

There is another factor buyers sometimes overlook: income can rise over time. An EMI that feels heavy today may become easier to manage as earnings increase.

3. “I Should Have Chosen The Locality Instead Of Chasing The Address”

Sometimes the compromise is not between a new home and a resale property. It is between the address and the size of the home.

Take a buyer who has always wanted to live in a well-known locality such as Indiranagar. Stretching the budget to buy a small apartment there may seem worthwhile. But a home just a few kilometres away could offer considerably more space for the same money.

The less-established neighbourhood may also change over time as roads improve, public transport expands, and shops, schools, restaurants and other amenities come up.

That does not mean every emerging locality will perform well. But buyers can sometimes get better value by looking beyond the most familiar names and comparing neighbouring areas as well.

The question is not just, “Can I afford a home in this locality?” It is also, “What am I getting for the money I am spending?”

4. “I Should Have Spent More Time In The Neighbourhood Before Buying”

A good apartment does not necessarily mean a good living experience. A site visit on a Sunday afternoon may show a clean society, quiet roads and easy parking. The same place could look very different on a weekday morning when people are heading to work or during the evening rush.

Monsoon conditions can reveal another set of problems. Waterlogging, traffic, poor drainage and access issues may not be obvious on a regular site visit.

Then there are the everyday things - noise, water supply, waste collection, parking, power backup, security and how the society is actually managed.

“Talking to people who already live there can be particularly useful. Residents are likely to have a better sense of maintenance charges, water problems, recurring disputes and other practical issues that may never come up during a sales discussion. It is also worth checking what is planned around the property. A quiet stretch today may look very different once a new road, commercial complex or construction project comes up nearby,” informs Gupta.

5. “I Thought My Income Would Stay The Same”

Homebuyers often judge affordability using their salary at the time they buy. That is understandable because the EMI has to be paid from today's income. But careers and family finances do not necessarily remain unchanged for the next 15 or 20 years.

Some homeowners later realise that they had been too conservative because they had not considered the possibility of their income increasing. Others bought their home when they were the only earning member of the family, and their financial circumstances changed after marriage.

“In hindsight, a second income may have made a larger home or a higher EMI more manageable. Of course, future salary increases should never be treated as guaranteed income while deciding how much to borrow. But buyers can still think about how their finances might change over the loan tenure instead of looking only at today's salary,” observes Gupta.

6. “I Wish I Had Added Up The Entire Cost”

The price on the property advertisement is only one part of the expense. Buyers often calculate the down payment and EMI first and then start discovering the other costs along the way - stamp duty, registration, interiors, furnishing, appliances, parking, maintenance deposits, moving expenses and repairs.

Brokerage can add another sizeable amount, particularly on higher-value properties.

This is where buyers can benefit from looking at different ways of purchasing a home. Exploring direct-owner options through property platforms, for instance, can help buyers assess whether brokerage can be avoided and whether that money could instead be used for interiors, moving expenses or kept aside as savings,” says Gupta.

The useful exercise is to work out the amount needed to actually move into the home, rather than stopping at the sale price. A property that fits the budget on paper can look quite different once all the associated expenses are added.

Final Thoughts

No homeowner gets every decision right. Some discover that they need an extra room. Others realise they paid a premium for an address when a nearby locality could have offered more space. For some, the biggest surprise is how much the costs add up beyond the property price.

These are not necessarily reasons to avoid buying a home. They are reminders of the things that can be easy to overlook when the focus is on finding a property and closing the deal.

A home is a long-term decision. The right questions, therefore, are not only about the price or the EMI today, but also about how the property, neighbourhood and household finances are likely to fit into everyday life in the years ahead.
