This update has marked a change from the city’s paper-heavy and disconnected paperwork systems. E-Khata has reshaped how properties are verified, bought, sold, and regulated, which directly impacts the homebuyers, sellers, developers, and municipal authorities alike.

To further aid real estate investors, the system has been updated to allow applicants to rectify their incorrect applications, which they may have accidentally submitted.

In the latest update, GBA has received over 2,939 applications under its new campaign called My e-Khata, My Hakku. The initiative is part of Karnataka's broader Bhoo Guarantee scheme, which is aimed at simplifying property registration and digitalisation across the city.

What is My e-Khata, My Hakku Campaign?

The campaign was launched to help the property owners resolve their long-pending khata-related issues. What sets it apart is that GBA is setting up on-ground camps for property owners. This covers problems like e-Khata issuance, mutation requests, new registrations, B-Khata to A-Khata conversions, and grievances.

As per a report by Hindustan Times, out of 2,939 applications received during the campaign, 1,242 were verified, approved and disposed of at the site itself. The remaining are expected to be processed within the timeline assigned. It is stated that the initiative was designed to reduce delays and make documentation transparent and accessible.

How Does e-Khata Impact Homebuyers In The City?

For homebuyers, the most impactful effect of e-Khata reform has been a reduction in ownership risks. Buyers face problems while purchasing a property, which can be attributed to Bengaluru being a dense real estate market. The reforms in the e-Khata system enable buyers to verify ownership details, property details like carpet area, tax status, and historical records, all through the e-Khata platform.

Additionally, the integration of tax records with ownership data is also expected to improve security. Once the update is rolled out, discrepancies will also be flagged during verification on the portal. These changes are expected to reduce fraudulent activities and duplication of records.

The e-Khata reform is not a flawless transition so far, but it has altered the foundations of the real estate sector in Bengaluru.
