The Delhi Development Authority (DDA) is set to launch a new housing opportunity in Narela that offers 1,287 high-income group (HIG) and middle-income group (MIG) flats at a 25 per cent discount. The flats that are offered are under the Nagrik Awas Yojana scheme by DDA. These are ready to move in, providing aspirational homebuyers with an opportunity to purchase housing at easier and reduced prices. Booking of these will commence on August 28, 2026.

As per a corrigendum issued by DDA on August 27, 2026, the scheme is expected to operate on a first-come, first-served basis, making timely application, registration and booking a vital part of the home-buying process.

The flats are located in Sector A1 to A4, Pocket 3 and Pocket 4 of Narela. The housing stock includes both HIG and MIG units. This vast categorisation helps homebuyers in seeking government-developed housing in Delhi.

What’s The Distribution?

Of all the units made available, HIG units are located in Pocket 3 and Pocket 4. There are 230 flats in Pocket 3 and 267 in Pocket 4. In both locations, the price varies; in Pocket 3, the homes are priced around Rs 1 crore after the discount, whereas in the other Pocket, the price is fixed at Rs 96.86 lakh after the discount.

For the MIG listings, Pocket 3 has 386 flats which are made available at the discounted price of Rs 73.02 lakh. Whereas, Pocket 4 has the largest number of MIG offerings, with 404 flats made available. In Pocket 4, the prices start from Rs 73.71 lakh after the discount.

The pricing structure makes the scheme highly relevant for buyers who are looking for a ready-to-move-in space in Delhi. The 25 per cent reduction further reduces the cost burden on the buyers.

This lottery provides a fresh opportunity for families who were unable to secure homes in the previous schemes, while the demand had far exceeded the supply.
