The Reserve Bank of India’s (RBI) Monetary Policy Committee (MPC) meeting is set to meet at a time when India’s residential real estate sector is balancing strong demand fundamentals with subtle signs of caution. Stable financing conditions, healthy buyer confidence and resilient economic growth continue to support the market.

As such, the MPC’s stance on interest rates will be closely tracked by both homebuyers and developers, as borrowing costs remain one of the biggest drivers of sustained housing demand.

Stable Financing Supports Demand

Over the past year, the residential market has benefitted from relatively stable home loan rates, which has enabled buyers to make long-term purchase decisions with certainty. If the RBI maintains the current policy stance, it is likely to reinforce buyer and investor confidence among prospective homebuyers, especially in the affordable, mid-income and premium housing segments. Stable financing continues to help developers by improving project viability, lowering financing uncertainties, and supporting the momentum.

Vivek Rathi, national director- Research, Knight Frank India told Outlook Money: “We expect the policy rate to remain unchanged at the August MPC meeting. While a repo rate cut would benefit the real estate sector by reducing borrowing costs and improving home affordability, maintaining macroeconomic stability is a more important priority from a broader economic perspective. A stable macroeconomic environment ultimately supports sustained growth in the real estate sector as well. Given the current backdrop of geopolitical uncertainty, pressure on the Indian rupee, and the need to balance growth risks with persistent supply-side pressures, it would be prudent for the MPC to maintain the policy rate at its current level and preserve the status quo.”

A monetary policy would provide continuity at a time when the sector is witnessing sustained end-user demand rather than just speculative buying.

The Indian housing market has increasingly become demand-driven, supported by rising household incomes, urbanisation, and improving employment ecosystems. Unlike previous real estate cycles, today’s buyers are purchasing homes for long-term use and investment goals.

This shift in how property is viewed has also changed due to policies and stable monetary movements that support their lifestyle. Additionally, today’s buyers are purchasing homes to have larger living spaces and better amenities. The RBI’s emphasis on inflation control has also played an indirect role by preserving the purchasing power of households; in turn supporting real estate demand over the medium term.

Luxury Inventory Remains To Be A Key Concern

While the overall residential demand remains healthy, the luxury housing segment is showing signs of inventory accumulation in several metro markets. Developers have launched high-end projects aggressively over the past two years, especially in markets like Noida, Gurugram, Bengaluru and Hyderabad. However, supply has marginally outpaced absorption in certain markets. If this trend continues, developers could face longer holding periods of units in their inventories. Although luxury housing continues to attract buyers, sustained additions would create an imbalance in the market.

“Housing demand growth has been uneven across different segments. While high-income and luxury housing segments have remained resilient, supported by the strong purchasing power of affluent households, affordability challenges have become increasingly prominent in the mid-income and affordable housing segments. These segments are more sensitive to changes in interest rates and financing costs,” Rathi said.

“Additionally, a significant proportion of households in these categories are employed in the informal sector, where employment stability and income levels are more vulnerable to domestic economic fluctuations. As a result, affordability pressures have intensified, impacting demand in the mid-income and affordable housing markets. These segments have already shown signs of moderation over the past three to four years, with growth slowing following the COVID-19 pandemic,” he added.

The affordable and mid-income segment is sustained by genuine end-user demand, which is supported by urban migration, first-time homebuyers, and favourable demographics. For genuine buyers, borrowing costs remain important; even a subtle change in interest rates can change their eligibility and affordability criteria.

What The MPC Decision Could Signal

If the RBI keeps the repo rate unchanged, the move would be interpreted as economic stability. For the housing sector, such an outcome would reinforce buying capacity among buyers, while supporting the housing markets. The Indian residential real estate sector continues to be supported strongly by macroeconomic fundamentals, such as steady financing conditions and stable consumer confidence.
