The Maharashtra Real Estate Regulatory Authority (MahaRERA) has issued show cause notices to 8,212 housing projects in the state. According to MahaRERA, 8,212 housing projects in the state haven’t complied with updating their mandatory Quarterly Progress Report (QPRs) for January-March 2026, the deadline to update the same being April 20, 2026.
This lapse is significant as there are 33,029 registered housing projects in Maharashtra that are in various stages of development. Under the provisions of the Real Estate (Regulation and Development) Act, 2016, developers are bound to upload a detailed update of their projects every quarter, which includes financial disclosures and the progress of the construction.
Strict Action Likely For Non-Compliance
MahaRERA has given a 60-day period to developers to respond to the notices and update the disclosures. If any developer fails to do so, they could face strict regulatory action, which could include, among others:
Cancellation or suspension of project registration
Freezing of bank accounts, including the escrow accounts
Restrictions on advertising, marketing, or sale of units
Penalty of Rs 50,000
The regulatory body has invoked the provisions under Section 7 of RERA, citing the developer’s indifference towards the homebuyer’s rights and transparency norms, MahaRERA said in a press release.
What Is QPRs
Quarterly Progress Reports (QPR) are a critical compliance mechanism under RERA where developers have to mandatorily disclose the number of units sold in their projects, funds received, expenditure incurred, changes in the project plans, and construction updates.
Developers also have to deposit 70 per cent of the buyer’s funds in a designated bank account known as an escrow account. This account can only be accessed by an engineer, an architect, and a chartered accountant. This disclosure is also necessary if the developer has not touched the escrow account or has made no sale so far.
Regional Distribution
Of the 8,212 projects, 4,644 are concentrated in the Mumbai Metropolitan Region (MMR), 1,475 in Thane, and 1,263 in Mumbai Suburban. Pune registered 2,311 projects undisclosed, while those for Khandesh, Vidarbha and Marathwada come 511, 483, and 238 projects, respectively. Notices have also been issued to projects in Dadra and Nagar Haveli, and Daman.
Manoj Saunik, chairman, MahaRERA, said in a press statement: “This has been done to ensure that every housing project is registered with MahaRERA and its latest status is updated on MahaRERA’s website in a quarterly manner. For this reason, MahaRERA insists that the compliance report of every project is submitted within the predefined deadline. If any developer does not update the quarterly progress report of their project despite repeated follow ups, MahaRERA will not hesitate to cancel or keep such project's registration in abeyance.”
