Summary of this article

  • Housing launches increased 32% to 69,718 units

  • Pune and MMR led new residential supply growth

  • Bengaluru demand rose amid declining launches and affordability concerns

Indian residential real estate market has recorded a sharp rise in new housing supply in the July-September quarter of 2026. Buyer demand varies significantly across cities. According to NoBroker’s Q3 2026 India Residential Real Estate Report, residential launches across the six metro cities have increased by 32 per cent on a year-on-year basis to 69,718 units, while housing demand has grown by 7 per cent, which is the strongest this year.

According to the report, the market is directed towards expanding supply, which is meeting an even stronger demand in some cities, while affordability remains a concern. Cautious developers continue to weigh on others.

Pune and MMR Drive New Housing Supply

Pune and the Mumbai Metropolitan Region (MMR) accounted for much of the increase in residential launches. Pune recorded 16, 192 units across 237 projects, which is an increase of 643 per cent compared to the same time last year. However, the report attributes much of this jump to a weak base back in 2025 and developers who brought held-back projects to the market before this year’s festive season.

MMR has recorded 20,762 new units across 212 projects, which is an increase of 198 per cent on a year-on-year basis. The report also notes that this increase reflects a low base in Q3 of 2025, where just 6,967 units were launched. When comparing both, MMR’s launch volume was broadly unchanged.

Chennai followed this growth, with launches rising 59 per cent to 6,763 units, its highest quarterly figure of the year. In contrast, Bengaluru recorded a 12 per cent decline in new launches to 15,180 units. Launches also decreased by 23 per cent in the National Capital Region (NCR) to 7,177 units. Hyderabad saw the steepest contraction, with launches decreasing by 72 per cent.

Affordability and Supply Remain Key Factors

The contrasting trend shows how markets are not performing uniformly across India due to local supply conditions, pricing, and buyer affordability. Meanwhile, Bengaluru’s condition of rising demand, declining launches and higher price points points to a more stringent supply. Whereas, the increased launches in Pune and MMR have coincided with more moderate price growth.

As the market enters the fourth quarter, the report indicates that Pune and MMR will continue to remain active markets in India, while Bengaluru can face supply constraints.
