Noida has undergone a significant transformation that has evolved from a market associated with affordable housing into a prominent luxury real estate hub in the National Capital Region (NCR). This shift is a transition from the budget-friendly housing that once dominated the market in Noida to premium and luxury housing options entering the market. This transition is being compared to the well-established premium markets like Gurugram.

A key factor that drives this transition is the overdrive of corporates and high-income professionals into Noida. As big-name companies, startups and businesses establish a stronger hold in the city, the demand for high-end residential spaces has seen a high demand. This surge has brought a new class of affluent buyers, who are not just looking for homes, but a statement that is lifestyle-oriented with premium amenities, with attached long-term value.

The prime driver behind this development is the infrastructural developments in the area. Especially the Noida International Airport at Jewar, it is emerging as a major demand driver as it enhances connectivity and is boosting the region’s attractiveness for businesses and homebuyers. The road networks, expressways, and metro connectivity have also been taken up a notch, which strengthens Noida’s appeal as a well-connected and accessible urban centre. “The inauguration of Jewar airport marks a significant milestone in the region, contributing towards the upliftment of the Yamuna expressway corridor. Such large-scale development would surely change the real estate landscape of Noida and make it an emerging hub for future investors,” says Aditya Goel, Co-Founder, One Prastha.

Real estate developers are capitalising on this surge by launching luxury and ultra-luxury residential projects in the area. Leading developers are introducing their high-end projects; this confidence is backed by strong demand in the region. Goel further adds, “We are expecting 15-25% appreciation in residential property values over the next 2-3 years, particularly in micro-markets along the Yamuna Expressway and Greater Noida corridor. With its strategic connectivity to Delhi-NCR and the development of supporting infrastructure, the region is well on track to emerge as a major residential hub, offering both investment potential and end-use opportunities for homebuyers.”

This shift is indicative of changing buyer preferences in the city. Post-pandemic homebuyers are prioritising larger living spaces that also have a meaning in the status quo ladder. That is usually derived from well-known developers, high-end amenities and lifestyle perks. This results in the demand moving away from compact and budget homes towards a well-planned premium development.

Going forward, sustainability is also another growth factor that is to be roped in while these projects take space in Noida’s real estate sector.
