  • Larger land parcels enable spacious communities.

  • Lifestyle-focused housing is driving buyer interest.

North Bengaluru is steadily emerging as one of the city’s most promising residential markets, reflecting a broader transformation in the way homebuyers define value. While location and connectivity remain important considerations, buyers are increasingly looking for homes that offer better lifestyle, design, wellness and long-term liveability. North Bengaluru is well positioned to meet these changing expectations.

Once considered an emerging residential market, North Bengaluru has gained momentum over the past few years. According to a report by Cushman & Wakefield, titled Bengaluru Residential Q2 2026, improvements in infrastructure and connectivity, coupled with the growth of business and employment hubs, have made the region increasingly attractive to homebuyers.

Advantages of North Bengaluru

One of the biggest advantages for North Bengaluru is the availability of larger land parcels. Compared with more densely developed parts of the city, the region offers developers greater scope to plan expansive residential communities. This has enabled the creation of lower-density projects with larger open spaces, an increasingly important consideration for today’s homebuyers.

The changing definition of premium housing is also working in favour of the region. Homebuyers are increasingly moving beyond the traditional emphasis on carpet area or square footage. Instead, they are looking for thoughtful design, functional layouts, natural light, green spaces and wellness-focused amenities. In this context, larger planned communities in North Bengaluru have the potential to offer a combination of space and lifestyle features that align with evolving consumer preferences, the report said..

“North Bengaluru, which was once seen as an emerging residential market, has steadily come into its own over the past few years. Better infrastructure, improved connectivity, and the growth of business and employment hubs have made it an increasingly attractive destination for homebuyers. At the same time, the availability of larger land parcels has enabled developers to create lower-density communities with more open spaces, offering the kind of lifestyle many buyers are looking for today,” says Pavan Kumar, Founder & CEO, White Lotus Group.

decade, the city has moved towards a more lifestyle-oriented understanding of housing. A home is evaluated not simply as a physical asset, but by how effectively it improves everyday living.

Factors, such as community planning, access to open spaces and wellness-oriented amenities are becoming part of the value proposition.

“As North Bengaluru continues to grow, it is well placed to lead this next phase of the city’s residential journey, combining strong infrastructure with thoughtfully planned communities that reflect the changing expectations of today's homebuyers,” adds Kumar.

Ultimately, North Bengaluru’s rise is linked to changing expectations among the city’s homebuyers. As demand shifts from simply owning a larger home to finding a better living environment, the region’s emphasis on thoughtfully planned, lower-density communities could make it one of Bengaluru’s key residential destinations in the years ahead.
