The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch new residential plot schemes near the newly-operational Noida International Airport. This launch is anticipated in the coming festive season, and aims to target the growing demand for housing in one of the fastest-growing and developing real estate corridors in the Delhi-National Capital Region (Delhi-NCR). This comes following strong response from the previous scheme, which reflected a sustained buyer and investor interest in the airport-led growth zone.
Officials have proposed two schemes in Sector 5-A, which is strategically located close to the airport. This scheme is expected to cater to the low-income groups (LIG) with 40-square metre residential plots. The second scheme will offer larger plots ranging from 162-300 square metres for the general category. The authority is also targeting the upcoming festive season for the launch of this, according to a report in Hindustan Times.
What Are The Clauses
YEIDA is also preparing to introduce an eligibility criterion, which is aimed at ensuring equal access to the residential plots scheme. Under the proposal is a rule which will remove eligibility of people who have already been allotted a housing unit under the previous scheme by YEIDA, Noida Authority, or the Greater Noida Authority. Officials believe this would make sure that first-time homebuyers and new applicants will have a fair opportunity to secure plots in the rapidly appreciating Yamuna Expressway Region.
Across the Yamuna Expressway route, prices of land have increased sharply, as the airport project nears completion. “Jewar is emerging as one of the fastest-growing real estate micromarkets, driven by robust economic growth prospects fueled by key infrastructure developments such as the Jewar Airport (Noida International Airport), metro extension, and themed city projects,” according to a Colliers report.
For buyers and investors, YEIDA’s new plot scheme represents both an opportunity and a bet on the future of Jewar’s real-estate landscape.
With the Noida International Airport on the horizon and infrastructure flows accelerating, the timing looks strategic. However, success for participants will depend on how quickly ancillary development of roads, utilities, transit links, and community infrastructure keeps pace with the area’s projected growth.
