In a recent update, the Delhi Development Authority (DDA) has launched the DDA Nagrik Awaas Yojana 2026. Unlike the Karmayogi Awas Yojana, this scheme extends to people outside the government employment clause. Houses that are being offered in this scheme are coming with a 25 per cent discount.
In order to promote affordable homebuying in the city, DDA has been introducing several schemes across the city, catering to the economically weaker sections.
Where Are The Flats Located
The flats are located in Narela and Siraspur. A total of 1301 flats are offered in this scheme. The distribution is as follows;
High-Income Group (HIG) Flats: 298
Middle-Income Group (MIG) Flats: 459
Low-Income Group (LIG) Flats: 481
Economically Weaker Section Flats (EWS): 63
A 25 per cent discount is applied to the flats offered across all the categories of these flats.
Registration Details
As per the circular released by DDA on their official website, the registration is expected to begin from January 24th, 2026, from noon onwards. The booking, on the other hand, starts from January 28th, 2026, at noon. Both registration and booking can be done through DDA's Awaas Portal. In order to start the process of registration, applicants must pay a non-refundable fee of Rs 2,500 on the portal itself.
Cost Breakdown For The Flats
This scheme is present to provide a relaxation to aspirational homebuyers in Delhi; however, this does not exclude the actual cost of the flats offered.
These are the costs of the booking amount for each category;
HIG Flats: Rs 10,00,000
MIG Flats: Rs 4,00,000
LIG Flats: Rs 1,00,000
EWS Flats: Rs 50,000
Only after paying this booking amount and fulfilling other formalities, such as submitting the right documentation and paying the fees on time, will the applicant receive the Demand-cum_Allotment Letter. This letter will provide all the necessary details related to the process.
After the full payment procedure is completed, buyers must complete the stamp duty and property registration as stated by the Delhi Government rules.
How Is This Different From Karmyogi Awas Yojana?
This scheme received a negative response from those who had registered themselves under the Karmayogi Awas Yojana, as most of the features under both schemes are similar. The location, pricing, and specifics of the property. The pricing of the Karmayogi Awas Yojana was slightly higher.
DDA officials responded to this, in a report by the Times of India, that the flats offered in the Nagrik Awas Yojana are being sold at a cheaper rate due to the benefit of depreciation. The flats available under Karmayogi Awas Yojana are newly constructed, hence, have a higher price.
