The Delhi Development Authority (DDA) has launched the Karmayogi Awaas Yojana 2025. It is a dedicated housing scheme aimed at providing affordable and ready-to-move-in homes. An extension to the Karmayogi Awaas Yojana, DDA has a new offering available on a first-come-first-serve basis. DDA announced the launch of the DDA Housing Scheme 2026, through a notification on its website titled “DDA Towering Heights at East Delhi Hub, Karkardooma”, offering two-BHK flats in East Delhi on a First Come First Serve (FCFS) basis. It said the scheme is open to individual homebuyers as well as government institutions for bulk allotment.

According to DDA, the first-come-first-serve model, unlike the previous lottery-based housing scheme offered by DDA, will allow interested applicants to select available flats online and secure the allotment immediately after the payment has been made for the booking amount. This will make the scheme competitive and very selective due to the eligibility criteria.

Location of the Housing

Under the retail category, the DDA will offer two-BHK flats at Karkardooma in East Delhi. The project is called DDA Towering Heights. To apply for the scheme, applicants will have to check the registration date, fees and flat details on the DDA website.

Registration and Booking Dates

The registration for the DDA Housing Scheme 2026 will open on January 8, 2026, through the DDA Awaas Portal. Flat booking under the FCFS mode will start on January 23, 2026, the day of Basant Panchami.

For the new applicants, a one-time registration fee of Rs 2,500 has to be paid, while pre-existing applicants are exempted from this fee.

Location and Project Details

Under the retail category, the DDA will offer 741 Two-BHK flats at Karkardooma. Allotment will be carried out strictly on a first-cum-first-serve basis, subject to eligibility and acceptance of scheme conditions. All flats are brand new, and have completed 90 per cent of the construction. The base booking amount for the 2-BHK flat property is Rs 4 lakh. This amount will be later adjusted with the entirety of the property’s cost.

Maintenance charges, water connection charges and conversion charges are not included in any pricing list shared by the DDA circular, and applicants can expect a different charge on these. Once the payment and other formalities are confirmed, the flat will be reserved in their name. The Demand-cum-Allotment Letter is usually issued within 24 hours of the confirmation. The rest of the amount must be paid within 60 days of issuance of the demand letter.

“In case allottee has deposited the full price but has not submitted the requisite documents or not completed necessary formalities within three months from the date of payment of full price, applicable watch and ward charges will be levied upon him/her for the period delayed beyond three months and up to the month in which the complete documents are submitted or formalities are completed. In any case, the possession of a flat should be taken over as early as possible, to avoid such watch & ward charges,” DDA said in a circular on its website.

Only the eligible government employees and retired citizens will be able to apply for this scheme. These applicants must submit valid service proof or any retirement documentation during registration. Allotment will only be possible if the registered applicants have given valid proof and all documentation is complete.
